Construction Manager – TownhomesSeattle, WAJoin a leading real estate developer with over 45 years of experience delivering thoughtfully designed urban communities, including townhomes, apartments, and residential high-rises. With a commitment to quality, innovation, and community integration, this firm is seeking a Construction Manager to oversee the bidding, buyout, and construction management of residential townhome projects in the Greater Seattle area. This role requires an experienced leader with the ability to manage all aspects of construction independently, from preconstruction through project delivery.Construction Manager Responsibilities:
  • Manage all phases of townhome construction, from bidding and subcontractor buyout to project completion.
  • Oversee budgets, schedules, and contracts to ensure on-time, on-budget delivery.
  • Direct and coordinate field staff, subcontractors, and design-build partners.
  • Review and manage construction documents across multiple disciplines.
  • Conduct constructability reviews, value engineering, and cost estimating.
  • Monitor safety, quality, and compliance with company and regulatory standards.
  • Provide regular updates and clear communication to senior management.
Construction Manager Qualifications:
  • 10+ years of senior-level management experience, preferably in residential townhomes or multi-family construction.
  • Strong knowledge of contracts, documentation, and regulatory requirements.
  • Proficiency with Microsoft Project and Excel; Timberline experience a plus.
  • Skilled in managing budgets, schedules, and subcontractors independently.
  • Ability to interpret complex construction documents across multiple disciplines.
  • Excellent leadership, communication, and organizational skills.
  • Degree in Construction Management, Engineering, Architecture, or related field preferred.
