Reports To: Executive DirectorAre you a seasoned maintenance professional ready to lead a dynamic team and make a lasting impact on our properties and community? We're looking for a Director of Maintenance and Facilities Operations to oversee the safe, efficient, and cost-effective operation of our facilities. This is a high-level leadership role with significant autonomy and the opportunity to shape the future of our Maintenance Department.Key Responsibilities
- Lead and manage daily operations of the Maintenance Department.
- Assign and supervise maintenance staff for property upkeep, renovations, and repairs.
- Develop and implement departmental policies, procedures, and long-term maintenance plans.
- Ensure compliance with HUD, state, and local regulations and safety standards.
- Oversee budgeting, procurement, and contract management for maintenance and construction projects.
- Conduct property inspections and coordinate with HUD compliance personnel.
- Evaluate work orders, scheduling, inventory, and record-keeping to improve efficiency.
- Train and support staff in safe and effective work practices.
- Present maintenance updates and reports to leadership and the Board.
- Strong knowledge of trades including electrical, plumbing, masonry, roofing, and finish work.
- Experience in budgeting, cost estimating, and managing renovation projects.
- Excellent communication and leadership skills.
- Ability to read blueprints and technical schematics.
- Proficiency in using computers and maintenance software.
- Ability to respond to emergencies outside of regular hours.
- High School Diploma or GED and 5 Years of Relevant Experience OR an Associates Degree with 4+ years experience OR a Bachelors Degree with 3+ yrs experience.
- At least 1 year of experience supervising a work crew
- At least 1 year of experience managing budgets and procurement for construction projects
- Degrees in construction management or related fields (may substitute for some experience)
- Familiarity with HUD regulations, OSHA/PESH standards, and local building codes
