- Assists with the collection and recording of rents and deposits.
- Conducts collection actions with delinquent residents, which include lease termination and legal action.
- Interviews prospective tenants and records information to ascertain needs and qualifications.
- Assists with credit and background checks for prospective residents.
- Shows available units to prospective tenants.
- Inspects apartments during move-in and move-outs; conducts routine periodic walk-throughs in units and on the properties. Helps to maintain properties through tenant interactions and facilities maintenance.
- Conducts move-in orientation for new residents.
- Enforces lease and housing policies, including posting/issuing tenant non-compliance notices.
- Attends housing meetings with clinical and facilities teams to exchange housing information.
- Strives for good resident/management relations to retain residents.
- Works with the Housing team to fill vacancies and manage existing tenants.
- Completes all documents required for resident and property files; maintains leasing records.
- Reviews tenant files for accuracy and completeness.
- Performs administrative duties which include composing letters, posting rents, and completing data entry for all charges, deposits and new lease information.
- Addresses the concerns of current and prospective residents in a friendly and professional manner; responds quickly and appropriately to emergencies.
- Arranges maintenance/facility requests for housing units, as needed.
- Anticipates resident needs.
- Complies with the Fair Housing and related laws.
- Leads team efforts with respect to the local and federal inspection process.
- Completes assigned special projects, independently or as a contributor to or lead of a project team.
- Performs other duties as assigned.
- High School diploma or equivalent. Bachelor's degree in business or related field preferred.
- At least three years' previous related work experience in property management, on-site residential management or as a leasing agent preferred.
- Experience managing Tax Credit and HUD properties required.
- Willingness to be flexible to change and work varied hours. This job will require sharing (on-call) responsibilities with other team members.
- Working knowledge of HUD compliance for 202/8, PRAC 811 and Tax Credit properties.
- Strong commitment to working on behalf of homeless individuals with a mental illness, substance abuse disorders and criminal histories.
- Excellent diplomacy skills, with ability to work with bureaucracies; creative problem-solving and conflict resolution skills.
- Proficiency with Microsoft applications, including Word, Excel, and Outlook; experience with property management databases; Yardi knowledge preferred.
- Excellent verbal and written communication and personal interaction skills, with an emphasis on customer service and support.
- Excellent time management and organizational skills; detail oriented with consistently accurate results.
- Ability to manage crises effectively.
- Strong general office, bookkeeping and sales skills.
- Ability to develop and maintain strong professional relationships with team members at all levels, clients, and vendors, and with varying educational, ethnic, professional and economic backgrounds.
- Ability to work effectively with minimal supervision, manage multiple duties and priorities, and maintain high standards for accuracy, productivity, and confidentiality.
- Ability to function as a member of a team, leading within the scope of the position and contributing whenever possible.
- Washington driver's license and insurable driving record required.
