- Performs a wide range of complex real property functions relating to the acquisition, management, and disposal of government real property.
- Responsible for real property inventory maintenance, reporting, and data analysis.
- Reconciles annually all real property records with all entities/agencies/departments that occupy, maintain, or operate facilities or land for which the Air Force has real property accountability.
- Performs all Financial Improvement and Audit Readiness (FIAR) actions such as Existence and Completeness (E&C) within prescribed timelines.
- Assists with real property inventory file maintenance both in the APSR and jacket files.
- Determines the need for and takes actions to out-grant Air Force Real Property.
- Implements the appropriate Air Force guidance such as AFI 32-9003 Granting Temporary use of Air Force Real Property and the Real Estate Transaction (RET) Playbook to complete in-grants and out-grants such as leases, permits, easements, and licenses.
- Maintains and updates the Real Estate Grant Tracker to include a list of grants with the grantees’ names along with the amount grantees owe annually.
- Conducts and processes annual compliance inspections for grants including evaluating both the APSR and jacket files. Performs any necessary updates as needed.
- Coordinates with a variety of entities on base such as Environmental flight and Legal office.
- Supports space accountability activities as required to ensure that real property records show accurate building occupancy.
- Prepares real property key supporting documents (KSDs), reports, and presentation materials as required.
- Prepares for and supports audits, evaluations, staff assistance visits, and inspections as necessary.
- Responds to customer inquiries with accuracy in a timely manner.
- Performs deep level research to analyze asset history, assess situations, and make corrective actions.
- Ability to provide coaching and guidance to Real Property Technician(s).
- Ability to delegate and assign tasks as appropriate to Real Property Technician(s).
- Other duties as assigned.

- Minimum of five (5) years’ experience in real property. Experience should include assistance in research of legal documents, investigating facts, or assisting in preparing legal documents.
- Bachelor's degree in business administration, supply chain management or related fields preferred.
- Must attend AFIT Real Property Management Course WMGT 424 within 12 months of being assigned to the position.
- Knowledge of federal government real property procedures, including AFI 32-9001 Acquisition of Real Property, AFI 32-9002 Use of Real Property Facilities, AFI 32-9004 Disposal of Real Property, and AFI 32-9005 Real Property Accountability.
- Ability to use Microsoft Office programs (Word, Excel, PowerPoint) at an intermediate level.
- Skill in gathering, evaluating, and interpreting data to arrive at valid conclusions and offer meaningful recommendations.
- Ability to acquire and maintain government identification/common access card.
- Ability to deal with a variety of people in a professional, courteous manner in diversified situations.
- Valid state Driver’s License with acceptable driving record pertinent to the position.
- Ability to successfully pass any background checks and/or drug testing required on the contract.
- U.S. Citizenship.
- Ability to obtain access to U.S. Government Installations through the Defense Biometric Identification System (DBIDS).
- Three (3) or more years of Air Force real property or related experience.
- Experience working in USAF Civil Engineer Squadron, logistics, or government property.
- Proficient in using NexGen IT.
- Prior experience supporting a military installation.
- Work hours are subject to change, with work over 40 hours per week, weekend and/or holiday work as necessary.
- May be required to work independently on projects requiring research and preparation of briefing charts and other presentation materials.
