The Senior Real Estate Accountant/Financial Analyst (“The Analyst”) will be responsible for accounting, financial analysis and reporting, budgeting and lease administration for a portfolio of approximately 3 to 5 commercial, retail, and residential properties. In addition, the Analyst will review financial models and project pro-formas, summarizing key underwriting assumptions for executive management. The role also includes performing corporate financial analysis for the parent company and its commercial, multi-family, and industrial assets and portfolios. The Analyst will evaluate historical, current and projected financial data to assess the company’s financial position, study industry-specific trends, conduct market research, and prepare reports to support strategic decision-making by the management team.Essential Duties and ResponsibilitiesMay include but not be limited to the following:
  • Prepare monthly journal entries.
  • Prepare monthly variance explanations.
  • Reconcile and analyze trial balance, including review of general ledger transactions.
  • Ensure expenditures are appropriately expensed or capitalized.
  • Prepare partnership reporting, as assigned.
  • Review/input new lease terms in accounting/property management software (Yardi)
  • Responsible for full lease accounting (CAMs, revised billings, etc.)
  • Responsible for budgeting certain financial information for annual property budgets
  • Furnish financial data for debt compliance reporting.
  • File annual 571L(R) Business Property Statements and Business License.
  • Responsible for auditor request for individual property and corporate audit.
  • Prepare and/or maintain financial models using Excel and evaluate new software ideas, as needed.
  • Describe, review and evaluate the accuracy and reasonableness of assumptions used for pro formas of proposed and current development/redevelopment projects for senior management.
  • Perform financial analysis of assets, asset portfolios and enterprise-level results and projections.
  • Prepare certain monthly corporate reports for management and the board of directors.
  • Track current financial data to alert management of deviations, including formulating questions based on self-review of the information, inquiring of others and preparing explanations for changes in the company’s operation as compared to plan, prior year(s) and public competitors.
  • Prepare certain monthly reports covering different aspects of the company’s property and asset management activities for all entities.
  • Assist the financial reporting manager in preparing monthly corporate reporting for management and the board of directors.
  • Interact, as necessary, with department heads on budgeting, account analyses, accounting, lease administration, reporting and process improvements.
All qualifications must comply with provincial human rights legislation.Qualifications include:
Education
Bachelors and/or Master's Degree in Accounting, Finance, Economics, or a related fieldExperience
  • Minimum 4-6 years of experience
  • Commercial property accounting experience preferred
  • Knowledge of consolidations and equity method of accounting for investments
  • Public accounting experience a plus
Specialized Knowledge
  • Professional license (i.e. CPA) a plus
  • Working knowledge of applicable accounting guidance a plus
  • Usage of Yardi a plus
  • Advanced excel skills a plus
