Maintenance Technician - Property Management

- Collaborate with the property management team to deliver an appealing vacant space for marketing and lease-up in a timely, cost-effective manner.
- Replace lights, ballasts, lenses, and ceiling tiles as needed.
- Update plumbing fixtures as needed.
- Change thermostat, electrical outlets, and switches as needed.
- Interior touch up paint as needed.
- Perform some minor carpentry, furniture assembly and locksmith tasks as needed.
- Ensure the space is in pristine condition for new tenants.
- Ensure properties are consistently operating in a well-maintained manner.
- Inspect roofs and gutters regularly.
- Assure storm drains are kept clean and clear of rubbish.
- Perform property inspections to identify areas in need of repair and report any maintenance of mechanical problems to the Property Manager in a timely manner.
- Troubleshoot HVAC, electrical, and plumbing systems as requested.
- Paint exterior walls, touch up parking stalls, curbs, etc.
- Perform small projects as assigned by the Property Manager
- Maintain assigned properties in a clean and neat manner so they have impeccable exterior curb appeal.
- Maintain and ensure property signage is clean and in good repair.
- Ensure all common areas and trash enclosures are always clean and neat.
- Monitor electrical distribution switchboard rooms to ensure that no foreign items are stored there.
- Handle maintenance work orders according to schedule in a timely manner
- Complete and submit receipts and paperwork accurately and on time.
- Manage time wisely; remain productive while working independently.
- Respond to emergency calls with urgency.
- Communicate effectively with staff and tenants to determine service needs.
- Always deliver outstanding customer service.
- High school diploma, GED, or equivalent
- Some related experience in commercial property operations.
- General maintenance skills
- Comfortable working on roofs
- Knowledge of HVAC technical terms
- Strong knowledge of building trade tools and equipment
- Strong written and verbal communication skills
- Ability to work well with deadlines.
- Ability to perform the requirements of the job with a minimum of direct supervision.
- Ability to demonstrate effective verbal and written communication skills, be able to follow directions, and communicate with tenants and staff in an effective and professional manner.
- Strong organizational skills
- Must be able to lift (push/pull/carry) a minimum of 25 pounds and climb ladders.
- Some exposure to extreme degrees of heat, rain, noise, dust, and dirt
- Must be willing to submit to a background investigation and drug test.
- Must have unrestricted work authorization to work in the United States
- Must be willing to work overtime, weekends, during holidays, or during non-work hours for emergencies with short notice.
- Must have valid driver’s license with good DMV driving record and proof of auto liability insurance.
