Position Summary: We are seeking a highly organized and results-driven Commercial Project Manager to oversee and coordinate commercial construction projects from planning through completion. This role requires strong leadership, communication, and problem-solving skills to manage timelines, budgets, subcontractors, and client relationships. The ideal candidate has a proven track record of delivering projects on time while maintaining high-quality standards and safety compliance.Responsibilities:Preparation of the project scheduleReview the project plans and specifications and comment on the building design, scheduling, possible cost savings measures and potential construction problemsAssist the estimator in preparation of project estimate, including the general conditions budgetAssist in assembling the job site office and equipment requirementsMaintain constant communication with both the design team and the clientFacilitate all shop drawings and approvalsMonitor and maintain the project construction schedule on a weekly basis, along with the SuperintendentReview and devise plan forward on any errors, discrepancies or omissions contained within the Consultant's design drawingsExpedite all CNN (Construction Change Notice) and CO (Change Order) costs. Maintain current logsMonitor site safety and ensure that the requirements of the Occupational Health and Safety Act are enforcedEnsure completion of and track all independent testing and inspections as requiredWork with internal Admin / Accounting to issue monthly progress draws and invoicing to Consultant and client including final holdbacksMaintain and enforce good construction standards and quality controlMaintain control and responsibility for the security and operation of directly owned equipment on the job site in conjunction with site staffControl and monitor labor, material, and equipment expensesPrepare monthly cost forecasting summariesEnsure that "as-built" drawings are prepared on an ongoing basis by all trades during the construction period and issue final close-outs to consultant/ownerEnsure all required municipal, state, etc., inspections are performedPrepare and delivery all completed job manualsRelated duties, as necessary.Qualifications:Minimum 5 years of experience as a Project Manager on new building commercial and industrial projects, as well as Tenant Improvement projects.College or university degree in a construction related field preferred.Must have working understanding of construction terms, scheduling, and planning concepts.Must be proficient in the utilization of computer technology for the construction industry-specifically Project Management software. Autodesk preferred.Employment is dependent on passing drug screening, physical, and background check.
