Summary Duties and Responsibilities:General areas of responsibility include: assisting the maintenance team with all on-site functions, including maintaining the physical condition of the property. The Maintenance team will maintain a courteous and professional relationship with all staff members, contract laborers, current, and prospective residents.Essential Functions and Work Duties:The following essential functions of this position are performed personally, in cooperation with the supervisor, and/or in coordination with other staff. Additional work functions and duties may be assigned.Maintenance Assistant
  • Complete all service requests on a timely basis and ensure notices are posted.
  • Perform common maintenance on gates, light fixtures, doors, windows, laundry facilities, pool and pool pump, and appliances.
  • Notify Senior Technicians of any supplies or parts necessary to complete the service requests.
  • Perform cleaning duties (i.e., mopping, dusting, and vacuuming) as needed.
  • Paint interior and exterior areas according to industry standards for preparation.
  • Maintain a professional relationship with staff, vendors, and current or prospective residents.
  • Provide excellent customer service.
  • HVAC certification and pool certification must be obtained to progress from Level I to Level II.
  • Available as needed for on-call work.
  • Maintain all storage and maintenance shops neatly and safely.
  • Maintain and safeguard all company tools and equipment.
  • Maintain knowledge of local, state, and federal laws governing tenant/landlord relations including Fair Housing
Lead TechnicianShow proficiency in all Maintenance Assistant duties and:
  • Complete work order and work log documentation daily.
  • Ensure landscape and irrigation are maintained on the property.
  • Perform plumbing repairs to water and sewage systems including repair and replacement of fixtures, fittings, and plumbing stoppages.
  • Perform minor electrical repairs to appliances, fixtures, switches, etc.
  • Maintain hazard communication standards.
  • Follow company safety program.
  • Assist in the achievement of the property’s annual budget by monitoring maintenance-related expenses.
  • Must be available for back up of on-call personnel. In the event you’re not available, you must ensure alternate back up.
  • Conduct employee safety communication program meetings with staff.
  • Maintain all storage and maintenance shops according to need, and in an orderly and safe manner.
  • Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
  • Responsible for complying with the company’s and the property’s operating and safety policies and adhering to federal, state, and local laws about the operation of the property.
  • Must be available for back up of on-call personnel. In the event you’re not available, you must ensure alternate back up.
  • Conduct employee safety communication program meetings with staff.
  • Maintain all storage and maintenance shops according to need, and in an orderly and safe manner.
Other Functions and Work Duties:
  • Performing other duties from time to time may be determined necessary for the well-being of the total operation.
  • Coordinate specific work tasks with other personnel within the department, as well as with other departments, to ensure the smooth and accurate flow of work and information.

Qualifications and Skills Required:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • Minimum six (6) months of experience in property maintenance capacity performing maintenance duties.
  • In-depth knowledge of electrical, plumbing, and HVAC systems
  • Must also have skills in carpentry, roofing, and other general construction-related items.
  • Needs to possess a technical service-oriented background.
  • HVAC certification and pool certification must be obtained to progress from Assistant to Lead Technician
Other Skills and Abilities:
  • Ability to read, write, and speak in English.
  • Reliable transportation.
  • Own tools.
  • Good safety habits.
Physical Requirements:
  • Frequent lifting, carrying, pushing, or pulling up to 50 lbs. and constantly moving appliances and heavy machinery correctly and safely.
  • Climbing: frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet, and legs and/or hands and arms.
  • Body agility is important: maintaining body equilibrium to prevent falling when walking, standing, or crouching.
  • Stooping: frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
  • Kneeling: frequently bending legs at knees to come to rest on the knee or knees.
  • Reaching: frequently extending hand(s) or arm(s) in any direction.
  • Handling: frequently seizing, holding, grasping, turning, or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or shift automobile gears.
  • Hearing: ability to ascertain if the equipment is working properly and to respond to alarms.
  • The worker is required to visual acuity to perform an activity such as: operating machines such as power saws where the seeing job is at or within arm’s reach; performing mechanical or skilled trade tasks of a non-repetitive nature such as ones by carpenters, technicians, service people, plumbers, painters, mechanics, etc.
  • The worker is subject to both environmental conditions: Activities occur inside and outside.
