- Schedule and supervise service workers in repairs, installation and maintenance of buildings.
- Establish priorities for maintenance and operation schedules in order to maximize the use of personnel and materials.
- Review and schedule work orders for sites and balance manpower on buildings and facilities.
- Provide technical assistance to the staff that is related to existing facilities. Assist in building inspections and data collecting to determine necessary repairs and major improvements
- Assist in developing departmental policies and procedures and ensures that staff adhere to them.
- Oversee all personnel activities, directing, supervising, interviewing, hiring, training, performance, disciplinary action, personnel leave requests and approves daily work orders and timecards for payroll processing,
- Oversee the ground maintenance; including lawncare, tree trimming, special projects, driveway safety and snow removal in the winter season on the sites. Reports any issues or concerns to the Construction Manager who will address those concerns with the Public Works Department staff.
- Prepare a monthly report to the Operations Manager outlining activities throughout the month, routine and non-routine projects, vacant units, moisture remediation projects, issues or concerns and accomplishments by the team.
- Coordinate and schedule vacant unit painting, flooring, repairs and cleaning to bring units on line for renting quickly and efficiently.
- Work directly with the Warehouse Supervisor on bringing in new tools, equipment and materials to improve departmental efficiencies.
- Provide several maintenance activities on site from work order and tasks received from residents, staff and management that will require the following functions;
- Engage in a variety of maintenance repairs from plumbing, electrical, heating and other residential home maintenance functions.
- Perform on-site inspections of various sites and ongoing housing projects.
- Monitor work orders, assign tasks and approve daily work hours of staff.
- Interact with and monitor quality of contractual work i.e.: vendors and subcontractors.
- Required to complete all move-in and move-out inspections and appear in court when needed to verify charges to residents.
- Assists the Operations Manager and team in the development of a 5 year and 10 year maintenance and modernization plan for the housing sites.

- Knowledge of and ability to use word processing and spreadsheet and database software.
- Must have excellent public relation/customer service skills
- Must be able to establish and maintain effective communication with co-workers, subordinates, supervisors and the general public.
- Must be able to communicate effectively both orally and in writing.
- Must be able to handle multiple projects within certain time constraints dictated by weather conditions and work flows.
- Must comply with OSHA CFR 1910.32 by ensuring that all personnel involved are using personal protective equipment identified in the hazard assessment.
- Must be willing to be on call 24 hours a day, 7 days a week in order to respond to after-hours maintenance emergencies.
- Must maintain strict confidentiality
- Native American preferred
- High School diploma or equivalent.
- Minimum of 5 years of experience working in residential construction and/or residential maintenance.
- Minimum of 3 years of supervisory experience.
- Must have 3 years of experience managing maintenance crew.
- Associates Degree in Construction/Office Administration
- Knowledge of moisture remediation
- Home Inspector Certification
- Completed 40-hour OSHA Safety Training Certification Trainings
- 40-hour OSHA Safety Training Certification Trainings will be required within one year of employment
- Must have a valid driver’s license and be insurable by the Sault Tribe Insurance Department.
- Must comply with annual driver’s license review and insurability standards with the Sault Tribe Insurance Department.
- May be required to complete and pass pre-employment drug testing.
