- Identifies, through consultation, clients' requirements, approximate budget, timetable, and possible needs for future expansion.
- Determines clients' preferences regarding materials, styles, colors, and other variables.
- Attempts to identify through collaboration clients' priorities in terms of needs vs. desires.
- Assists clients in defining their priorities and vision by preparing preliminary sketches of options (digital or hand-drawn).
- Presents plans to clients for review and approval.
- Coordinates plans integrating engineering, electrical, and HVAC considerations.
- Creates detailed documents for bidding and construction.
- Creates or modifies specifications to be applicable to specific projects.
- Modifies new or existing plans as required.
- Prepares scale drawings and contract requirements and submits for bids.
- Collaborates with construction team and clients to facilitate the building process to meet clients' specifications.
- Prepares written field changes, questions, clarifications for Operations Department.
- Records hours spent on the design of a project and submit copies to Controller, weekly.
- Prepares design cost for Estimating Department and submit to estimator.
- Presents plans of projects working on to plan commissions zoning boards and other municipal bodies for approval.
- Assists Project Manager and Superintendent in developing punch list.
- Performs other related duties as needed.
- Bachelors degree in Architecture or Architectural Studies required. Degree from an NAAB-accredited program preferred.
- Five years of relevant experience preferred.
- Active board licensure or licensure track preferred.
- Extremely proficient with Revit.
- Proficient in Microsoft Office Suite or related software.
- Excellent problem-solving, negotiation and consultation skills.
- Ability to work on multiple projects concurrently.
- Ability to translate client ideas into visual and/or tangible references such as drawings or models.
- Familiarity with architectural rendering methods and software a plus.
- Small to Medium sized high-quality design-build General Contractor.
- Steadily between $40M-50M per year, located in Oconomowoc, WI.
- Established, been around for several decades.
- Design-build, have small staff of architects.
- Do carpentry and concrete (can self-perform), outsource any civil work.
- Lots of industrial manufacturing work.
- Average project size is in between $1M - $10M.
