Site Identification & Market Research
Identify and evaluate potential land acquisition opportunities in target markets for data center and industrial development
Conduct comprehensive market analysis including supply/demand dynamics, competitive landscape, and pricing trends
Utilize GIS mapping tools and demographic analysis to assess site suitability and market potential
Monitor zoning changes, development plans, and infrastructure improvements that may impact acquisition strategies
Financial Analysis & Modeling
Develop detailed financial models to evaluate acquisition opportunities, including land cost analysis, development feasibility, and ROI projections
Prepare comprehensive investment memorandums and presentations for senior management and stakeholders
Analyze comparable sales data and market trends to establish fair market valuations
Assess development costs, including infrastructure requirements, permitting fees, and construction timelines
Due Diligence & Risk Assessment
Coordinate and oversee comprehensive due diligence processes including environmental assessments, title reviews, and survey analysis
Identify and evaluate potential risks including environmental liabilities, regulatory constraints, and market volatility
Review zoning compliance, building restrictions, and development capacity for industrial and data center specifications
Assess utility availability and capacity for power, fiber, water, and telecommunications infrastructure critical to data center operations
Stakeholder Management & Negotiation Support
Coordinate with municipal planning departments, utility providers, and regulatory agencies
Support negotiation efforts by providing market data, comparable analysis, and risk assessments
Maintain relationships with brokers, landowners, and development partners in target markets
Documentation & Reporting
Prepare detailed site evaluation reports, market analyses, and acquisition recommendations
Maintain comprehensive databases of potential acquisition targets, market data, and transaction history
Create regular market updates and pipeline reports for senior management
Ensure all documentation meets company standards and regulatory requirementsLand Acquisition Analyst Profile:
Bachelorâ??s degree in civil engineering, real estate development, urban planning, land development, or a related field is preferred.
2+ years of experience in land acquisition or development, with a strong focus on utility projects.
Knowledge of entitlement processes, zoning laws, and development regulations.
Excellent verbal and written skills for interacting with teams, stakeholders, and regulatory agencies.
Manage multiple tasks with strong attention to detail and organizational skills.
