- Supervise and manage all projects activities, including subcontractors, suppliers, and Texana project personnel.
- Assist Project Manager with management of the project budget.
- Develop and management of project schedules. Superintendent is responsible for completing the project per the approved schedule.
- Review and enforce subcontractor contracts, purchase orders, change orders and backcharges.
- Coordination with Project Manager for customer change orders, subcontractor change orders, billings, RFI s, and submittals.
- Responsible for scheduling project inspections and obtaining all approvals necessary to complete the project.
- Responsible for project safety and conforming to OSHA regulations.
- Responsible for implementing and reporting for SWPP regulations on a project site.
- Co-ordinate the efforts of all parties involved in the project, which include the customers, architects, landlords, consultants, contractors, sub-contractors and laborers. Includes scheduling and managing preconstruction meetings with subcontractors.
- Maintain strict adherence to the budgetary guidelines, construction documents, quality and safety standards.
- Identify the elements of project design and construction likely to give rise to disputes and claims.
- Open and close assigned projects daily. If any trade is working on jobsite or any delivers are scheduled to jobsite, Superintendent is to be present to supervise.
- Responsible for security, weatherproofing and protection of all aspects of the project jobsite.
- Responsible for daily clean up and organization of the project site. Maintain a professional looking project site.
- Responsible for coordination of deliveries, subcontractor parking and laydown areas of project jobsite.
- Derive and process field change orders and backcharge forms and submit to Project Manager.
- Responsible for taking photo documentation of significant project site events and weekly progress photos. Photos to be submitted to Project Manager weekly.
- Maintain and file project daily logs.
- Taking and maintaining jobsite walk through notes for all meetings occurring on project site.
- Derive and submit all injury reports to Project Manager.
- Project Superintendents report directly to the Project Manager.
- Bachelor s degree in construction management or related field preferred, but not required.
- At least 5-years of related Commercial Superintendent experience.
