Learn even more atMaintenance Service Manager (HVAC)This role ensures operational continuity and safety across all Beall’s locations by leading critical maintenance functions. Duties of the Maintenance Department focus on HVAC, Fire Related Inspections, and field technicians’ management. Includes the scheduling of maintenance personnel and outside vendors to provide quick and cost-effective service to all Beall’s stores. Coordinate critical tasks and processes within the Bealls Retail Group Real Estate department.Interaction:· Reports to Sr. Facilities Manager.· Extensive interaction with Operations & Corporate Teams and Store Personnel.· Intermittent interaction with landlords.· Regular interaction with the Director of Construction, Real Estate Construction Managers, Real Estate Portfolio Manager, and Lease Property Manager.Summary of Duties and Responsibilities (Essential Functions):· Focus on store maintenance requests for HVAC, Fire Alarm, Sprinkler Inspections, Fire Inspections, Fire extinguishers Inspection & Electrical Inspections (as needed)· Plan and coordinate preventative maintenance schedules for trades mentioned above.· Evaluate work order requests; distribute work order requests to maintenance department vendors, and/or to the respective service Bealls team.· Request quotes for service work, review quotes for approval, and issue orders for approved quotes.· Manage Fire Inspections and violations. Work with local districts to resolve issues.· Vendor management: Maintain Current COI file for vendors, regular meetings with vendors to review outstanding work issues and vendor invoices, negotiate with vendors, and source for new vendors.· Manage Store Operations project requests – midsize projects.· Supervise the Maintenance field techs work schedule, meetings, safety training, payroll & expense approvals.· Communicate effectively with Store Operations on work requests.· Assist with the functions of Maintenance Service Manager I as needed.· Other tasks as directed by the supervisor.· May require work beyond normal office hours and/or work on weekends.Physical Demands (to perform essential functions):· Must have adequate vision, speech, hearing, and physical ability to perform essential job functions, with or without reasonable accommodations.· Must have full body rotation and mobility (i.e., bending, stooping, etc.).· Must have full use of hand and arm usage to operate computer, fax, and copy equipment.· Must be able to lift twenty pounds.Qualifications:· Preferred college degree or high school diploma with work experience.· Preferred Project Management experience.· 3- 5 years’ experience in operations, maintenance, and repair of HVAC Systems. Required certifications HVAC License, OSHA 30, NFPA.· Ability to efficiently multi-task in a fast-paced environment.· Ability to read and interpret commercial leases and vendor invoices.· Able to maintain confidentiality for sensitive or confidential information.· Strong verbal and written communication skills.· Possess a friendly, customer service oriented, professional demeanor.· Proficiency in Microsoft Outlook, Word, and Excel.When it comes to finding the right fit, we know there is a lot to consider.
