- Perform routine building maintenance such as painting, lighting repairs, plumbing, sewers, electrical, safety equipment, roofing, locks and door repairs, windows, signs, flooring, stucco/plastering, drywall installation and repairs, HVAC, carpentry, electrical cabinets, storage areas.
- Perform exterior site maintenance and repairs such as painting, electrical, lighting, signs, asphalt patching, concrete patching/sealing, drain maintenance, gutter cleaning, stucco patching, roofing, graffiti control, site cleaning, landscape maintenance, gates and fences, padlocks, doors, windows, cameras, electrical cabinets, timers and controllers, sump pumps.
- Oversee maintenance contract service work; fire protection systems inspections and testing, hydro jetting, pressure washing, elevator inspections, parking lot light repairs, CCTV repairs, pest control, HVAC, roof repairs, plumbers, electricians.
- Travel from site to site; inspect facilities, buildings and grounds for routine maintenance and safety. Recommend repairs and renovations.
- Perform all duties in a safe and courteous manner.
- Maintain tools, equipment and vehicles used on the job.
- Organize and clean equipment and supply areas.
- Respond to tenant and customer inquiries in a courteous manner.
- Run errands as needed.
- Respond to emergencies on a 24/7 basis.
- Performs other duties as assigned.
- High School Diploma or GED equivalent.
- One year of experience directly related to the essential functions
- Ability to communicate clearly with customers and other employees.
- Organizational skills to keep track of multiple jobs and their materials needs.
- Methods and principals of general building maintenance.
- Principals of plumbing, electrical, HVAC.
- Occupational hazards and standard safety practices
- Basic mathematical knowledge
- English language usage, reading, writing and speaking.
- Operate a wide variety of hand tools and power tools in a safe and effective manner.
- Read and understand verbal and written instructions.
- Work independently in the absence of supervision.
- Monitor and evaluate the work of contractors.
- Check one's own work for quality and mistakes.
- Work well with others.
- Communicate clearly and effectively.
- A valid Colorado driver's license, vehicle insurance, good driving record and reliable vehicle.

- While performing the duties of this job, the employee is regularly required to stand and walk, reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
- This position requires frequent manual dexterity in combination with eye/hand coordination such as handling of equipment.
- Will have repetitive hand motions and prolonged periods of standing.
- Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, and the ability to adjust focus.
- The employee must occasionally lift and/or move up to 50 pounds.
- The noise level in the work environment is usually medium to high.
- 50% of work is performed outdoors, exposure to the elements including heat, cold, rain, wind and other weather conditions.
- Must be able to travel (10%) within the metropolitan area.
