OverviewThe headquarters of the Council on Foreign Relations (CFR) is housed in the historic landmark Harold Pratt Mansion and state-of-the-art Peterson Conference Center. This combined space is used for several hundred meetings a year.The Associate Director, Building Maintenance will report to the Deputy Director, Building Operations and Engineering. The position will be responsible for managing daily maintenance and repair of all building systems and equipment, as well as for managing the maintenance of the facilities overall appearance. This will include hands on maintenance and repair work on HVAC, boiler, heating, refrigeration, water, and energy systems, etc., managing vendor relations and preparing RFP’s and bid analysis and recommendations.The major responsibilities of this position will include (but are not limited to):
  • Ensure that all building systems (e.g. mechanical, electrical, fire protection, BMS, etc.) are operated and maintained effectively and safely, and manage the coordination of external contractors
  • Assist with the oversight of operational and capital construction and maintenance projects, including preparing requests for proposals (RFP’s), bid leveling and bid award recommendations
  • Complete and or oversee the completion of work orders for a variety of assignments, including carpentry, painting, plastering, furniture set-ups, office relocations, inventory, and specialized cleaning projects
  • Assist with emergency response management, including assisting with a response to medical emergencies and inclement weather occurrences, and building evacuation drills
  • Directly manage a building engineering team of three and indirect management of other operations personnel within the department
  • Step in for the Director of Building Operations and Engineering in his absence
Qualifications
  • A minimum of 10 years of related building operations and maintenance experience, preferably in a high-profile, owner-owned property of architectural significance
  • Prior experience managing a team of building operations and engineering personnel management experience
  • Related education and training: minimum of High School Diploma or GED equivalent strongly preferred
  • Experience and proven familiarity with the operation, maintenance and basic repair of HVAC, mechanical, and electrical systems, including boilers, cooling towers, pumps and water/plumbing systems
  • Strong proficiency in automatic temperature controls and building management systems
  • Operational knowledge of fire detection and notification systems strongly preferred
  • Strong verbal and written communication skills, customer service attitude, ability to manage and work as a team, with the highest level of dependability and professionalism
  • Proficiency in Microsoft office
  • Ability to lift and carry weight in excess of 50 pounds (i.e. - packages, office furniture, etc.)
  • Standard work schedule is Monday to Friday, 11:00 am to 7:00 pm. Applicants should have the ability to work flexible and periodic long hours, including some holidays and in the event of inclement weather
  • Work status: Essential personnel; non-exempt
