- Assists the Maintenance Supervisor in all maintenance related tasks:
- Supervising maintenance staff and ensure all areas of the community are maintained.
- Supervises proper levels of inventory, as needed with approval
- Assist with contractors and become knowledgeable of competitive pricing of supplies
- Implementing, and supervising training program for the use of safety equipment in keeping with SDS
- Tracking, monitoring and following up on resident work orders in Yardi to ensure requests are completed within 24 hours
- Apartment inspections and walk through check list on all vacant units
- Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge
- Responds to emergency calls thru the on-call monitoring service per policy
- Makes general appliance repairs, carpet repairs, A/C repairs and electrical repairs
- Performs carpentry work, welding, painting and plumbing duties as required
- Moves appliances, with assistance, using appliance Dolly
- Installs appliance and electrical fixtures as required
- Reports any maintenance problems and ensure repairs are correctly completed in a timely manner
- Lead and/or participates in an ongoing community preventive maintenance program
- Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
- Works on-call, overtime, weekends, holiday and evening work as required
- Performs other duties as assigned by Maintenance Supervisor

- Bilingual in Spanish a plus

- Minimum of 3 years of experience in make-ready and on-site apartment maintenance
- Must have average written and oral communication skills in English
- Must be able to direct, motivate, train and develop subordinates
- General knowledge of building codes and laws applicable to the community (i.e. Freon recover, electrical, plumbing, swimming pools)
- High school diploma or equivalent to
- Valid driver’s license and reliable transportation
- Leadership skills
- A/C Certification II or Universal
