- Perform and/or direct complete due diligence on prospective transactions. This includes providing analytical and underwriting support in order to determine the merits and risks of investment opportunities to meet investment objectives.
- Prepare investment packages including terms sheets, property spreadsheets, and analyses related to cash flow, valuation and comparables. In addition, you will provide narrative and conclusions on the property, the market, and the sponsor/partner.
- Serve in a limited, lead marketing role with responsibility for certain markets/prospects/ clients as directed by head of regional office.
- Conduct rent roll, income, and expense analysis.
- Organize and support analysis, draw objective conclusions. Present verbal and written recommendations to Pacific Life’s Real Estate Investment Committee.
- Review and analyze transaction documents and third-party reports as part of the due diligence and closing process.
- Interface with institutional-quality borrowers, brokers, and third-party service providers.
- Work cohesively with Pacific Life Investments in-house mortgage loan origination teams, closing, construction services, asset management, capital markets, and loan servicing teams.
- Bachelor's degree in Business, Finance, Math, Economics, Real Estate or related field from four-year college or university. MBA, Masters in Real Estate or equivalent preferred.
- 6-10 years related experience with multi-family, industrial, and office asset types
- Strong math and finance skills essential together with proficiency in Microsoft Office programs with a special emphasis on Excel spreadsheet command. Ability to quickly learn new program applications.
- Excellent analytical, research and creative problem-solving abilities.
- Strong communications and presentation skills, able to interface with top level executives.
- Excellent organizational and time management skills to prioritize workflow and deadlines, self-starter with the ability to work independently with a team player attitude.
- A Master’s Degree in Real Estate or MBA – strongly preferred.
- Proficiency with Argus strongly preferred.
