By overseeing and leading maintenance activities, they ensure that the hotel remains compliant with regulatory requirements while upholding Highgate Hotel’s quality standards.Furthermore, the Area Preventative Maintenance Manager plays a crucial role in fostering guest and associate satisfaction by facilitating effective communication and providing necessary training, redirection when necessary, and recruiting for talent. This associate will be responsible for overseeing the efficient reporting of maintenance issues, and safety hazards, and report any unusual findings to senior leadership. This role is pivotal in ensuring a safe and pleasant environment for both guests and associates. Overall, their dedication to maintaining high standards and ensuring compliance with regulations is instrumental in upholding the integrity and functionality of the hotel property, while enhancing the overall guest experience.Responsibilities
  • Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems per Standard Operating Procedures.
  • Manage an efficient full preventive maintenance program.
  • Plan, schedule, and evaluate preventative maintenance programs, by prioritizing items that affect life safety/risk management.
  • Develop and manage the departmental budget for the preventative maintenance program for each hotel, ensuring cost-effectiveness and adherence to financial targets
  • Forecast future maintenance needs and capital expenditures, providing recommendations for budget adjustments
  • Address potential areas of concern and present solutions proactively.
  • Inspect and evaluate the physical condition of facilities to determine the type of work required such as painting, repair work, renovations, and the replacement of furnishings and equipment.
  • Provide an inventory of parts, supplies, tools, and materials for the department.
  • Solicit, administer, and evaluate all sub-contract work.
  • Manage distribution of repair work orders.
  • Assess work performed, workmanship, accuracy, and scope of work accomplished by maintenance associates
  • Lead the hiring process for preventive maintenance associates, ensuring the selection of qualified candidates
  • Manage progressive disciplinary corrective measures in partnership with senior leadership and Human Resources.
  • Maintain accurate logs and records for all areas of responsibility.
  • Adhere to all emergency procedures (fire, severe weather, bomb threats, guest accidents/illness, etc.).
  • Maintain all hotel emergency systems and standards.
  • Comply with all federal, state, and local laws, codes, and regulations as they relate to hotels, guests, and associates.
  • Implement and maintain the OSHA Hazcom program and OSHA Lockout/Tagout program as required by law.
Qualifications
  • Candidate must have a minimum of Five (5) years experience in a hotel or resort Engineering Department leadership role.
  • Working knowledge of a preventive maintenance system and/or hotel work order system
  • Strong communication skills and the ability to train, motivate and develop associates.
  • Able to communicate accurately and effectively in verbal and written form with guests and associates
  • Able to safely climb ladders and stairs.
  • Understand and efficiently operate advanced electrical, plumbing, refrigeration, and boiler systems.
  • Stand/ walk for long periods of time.
  • Lift up to 50lbs, climb, bend stoop, twist, and reach to quickly and easily handle test equipment, hand tools, key, etc.
  • Read and understand test equipment, measuring devices, blueprints, and schematic drawings.
