- Operational/Functional:
- Lead overall Capital Improvement program and process, including budgeting, forecasting, bidding, selection of potential contractors, and follow up on approved projects.
- Follow up on projects and assignments, coordinated with RDOE’s, Hotel Directors of Engineering, Maintenance Managers & General Managers.
- Manage RFP process for designated projects and national account categories and suppliers, including timeline, scope, bid review, and contract administration.
- Engineering & Facilities project lead for special projects and rollouts, as assigned.
- Leads annual Capital Budgeting process for Corporate managed hotels.
- Manage Engineering reporting and data analytics to track key performance metrics across all managed projects and programs (i.e. CapEx projects, equipment standards, life expectancy, vendor performance).
- Create & provide reporting to reflect project status and progress on a recurring basis.
- Manage third party vendors and national account partners, as required, setting clear expectations and accountability.
- Foster clear communications with key stakeholders and management of assigned properties.
- Strategy and Planning:
- Develop, implement, and own the strategies that will improve current project practices and processes, driving reduced project timelines to completion, increasing volume of project completion, improving equipment uptime, lowering repair costs, and improving overall total cost of ownership.
- Develop and establish future year Capital Plan (3-Year, 5-Year) and create strategic plans for proactive asset and equipment replacement across portfolio.
- Improve reporting and tracking capabilities to produce increased business analytics.
- Review potential vendor partners as resources for project execution.
- Develop benchmarking data & KPI’s and analyze results to drive improvements across hotels, brands, and overall portfolio.
- Coordinate quarterly business reviews and reporting with key stakeholders, including ownership.
- Conduct monthly performance calls with Reginal Directors and Regional Directors of Engineering.
- Communicate regularly with individual hotels to drive performance and deadlines.
- Actively participate and represent the Engineering team in conversions of new properties and divestiture of existing properties.
- Financial Management:
- Manage annual Capital budget for managed expense categories and periodic inquiry reviews.
- Work closely with Fixed Assets team on new processes and updates to Capital Projects systems.
- Collaborate with Fixed Assets to ensure prompt payment of Capital project invoices and associated forecasting of future spend.
- Identify opportunities to improve overall bottom line of Property, Operations and Maintenance expenditures.
- Provide ongoing process review for efficiency improvements.

- Effectively communicate with design professionals (internal & external), General Contractors, Sub-Contractors, and Suppliers.
- Working knowledge of buildings, infrastructure, & life/safety systems.

- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
- Familiarity and experience using hotel & building systems (i.e. Transcendent, INNCOM, Door Lock Systems, HVAC BMS, etc.)
- Proficient in Microsoft Word, Excel, PowerPoint & SmartSheet
- Bachelor’s Degree in Hotel Administration, Project Management, Engineering, Facilities Management, or equivalent technical degree preferred, minimum of 3 years direct experience leading projects within the multi-site facilities industry, with working knowledge in of mechanical, electrical, plumbing, life/safety, and building envelope operations of hotels or commercial buildings.
