Position SummaryThe Chief Operating Officer (COO) will oversee the strategic and day-to-day operations of a portfolio of mall properties. This role requires a seasoned executive with extensive experience in retail real estate management, tenant relations, property operations, leasing strategy, and financial performance. The COO will ensure operational excellence across all properties, maximize profitability, and drive innovation to enhance customer experience and tenant satisfaction.Key ResponsibilitiesStrategic LeadershipDevelop and implement operational strategies aligned with the company’s growth objectives.Partner with the CEO and executive team to drive long-term business plans, including new acquisitions, redevelopments, and repositioning of assets.Anticipate retail and consumer trends to ensure mall properties remain competitive and relevant.Operations ManagementOversee daily operations of all mall properties, ensuring compliance with company standards, safety regulations, and local/state/federal requirements.Implement best practices for property maintenance, security, energy management, and sustainability initiatives.Drive innovation in customer experience, technology integration, and tenant engagement.Financial PerformanceManage property-level budgets, capital expenditures, and financial forecasts.Optimize net operating income (NOI) and return on investment across the portfolio.Monitor leasing performance, occupancy rates, and tenant sales to identify opportunities for revenue growth.Tenant & Stakeholder RelationsBuild strong relationships with national and regional retail tenants, food & beverage operators, and entertainment partners.Negotiate and manage key leases in collaboration with the leasing team.Serve as a key liaison with community stakeholders, investors, and municipal partners.Team LeadershipLead, mentor, and develop a high-performing operations team across all properties.Foster a culture of accountability, collaboration, and innovation.Establish performance metrics and drive continuous improvement across the portfolio.QualificationsBachelor’s degree in Business Administration, Real Estate, Finance, or related field (MBA preferred).10+ years of senior-level experience in shopping center/mall management, retail real estate, or large-scale commercial property operations.Proven track record of improving financial performance, driving leasing strategies, and overseeing large property portfolios.Strong knowledge of retail leasing, property management, and commercial real estate finance.Excellent leadership, negotiation, and communication skills.Ability to thrive in a fast-paced environment with complex operational demands.Key CompetenciesStrategic thinker with hands-on operational expertise.Strong financial acumen and data-driven decision-making.Ability to build and maintain high-value relationships with tenants and stakeholders.Visionary leadership with a focus on innovation and customer experience.
