- Perform routine maintenance tasks, including plumbing (e.g., fixing leaks, unclogging drains), electrical (e.g., replacing outlets, troubleshooting lighting issues), HVAC (e.g., filter changes, basic repairs), and appliance repairs.
- Complete unit turnovers efficiently, including minor painting, drywall repairs, carpet cleaning, and ensuring units are move-in ready for new residents.
- Respond promptly to resident maintenance requests, diagnosing issues and providing effective solutions while maintaining a professional and courteous demeanor.
- Conduct regular property inspections to identify and address potential issues, such as leaks, pest concerns, or safety hazards, before they escalate.
- Assist with groundskeeping tasks, such as maintaining landscaping, clearing debris, and ensuring common areas are clean and presentable.
- Support the property team during emergencies, including after-hours on-call duties on a rotating schedule.
- Maintain accurate records of maintenance work, inventory of supplies, and equipment usage, reporting any needs to the Property Manager.
- 2+ years of experience in apartment maintenance, general construction, or a related field.
- Strong knowledge of plumbing, electrical, HVAC, and general repair techniques; certifications (e.g., HVAC, EPA Universal) are a plus.
- Ability to troubleshoot and solve problems independently, with a focus on quality and safety.
- Excellent communication and customer service skills to interact with residents and team members.
- Physical ability to lift up to 50 pounds, climb ladders, and work in various weather conditions.
- Valid driver’s license and reliable transportation.
- Availability for on-call emergency shifts on a rotating basis.
