- Is responsible for weekly or monthly internal and external reporting.
- Holds project teams accountable for meeting schedule milestones.
- Provides reliable and timely reporting to facilitate client decision making to meet schedule and budget goals.
- Reviews contractor schedules.
- Creates and maintains project-level schedules that incorporate construction activity as well as other critical dates and milestones.
- Manages project development which includes: define and document user requirements, procure design and construction services, and coordinate stakeholder engagement.
- Reviews construction contracts and construction drawings.
- Management OAC meetings, stakeholder meetings, and executive management meetings.
- Facilitates equipment commissioning and BMS development.
- Attends client status meetings and advises client on progress.
- Develops and maintains high-level project schedules.
- Manages selection of project team, including preparation of RFPs, leads interviews, compares and analyzes proposals, and documents decisions.
- Takes lead on negotiating consultant scope and fee. Reviews contracts and identifies potential scope gaps or risk items.
- Reviews invoices for compliance with contracts, including scope and fee, tracks cash flow, forecasts, manages funding requests as needed.
- Is involved in industry organizations, proactively cultivates relationships with clients, consultants, community, city staff, elected officials.
- Successfully collaborates with project team and internal commercial real estate group.
- Provides comprehensive project management for one or more projects. Is working to gain experience in all phases of development process.
- Prepares, manages, reviews and accurately reports on project status.
- Identifies, elevates, and mitigates issues and risks.
- Identifies project issues that need to be elevated, advises leadership on the problem, and presents solutions.
- Conducts, organizes, summarizes, and reports on research and data analysis related to the project.
- Sets agenda, organizes and manages meetings, ensures materials are prepared in advance, and establishes overall meeting schedule. Takes lead to follow up on action items.
- Proactively organizes and prioritizes tasks.

- Desire to learn and become proficient in a variety of subjects critical to successful outcomes in real estate development, including but not limited to:
- California Environmental Quality Act

- Interpreting plans and specifications
- Standard construction processes
- Building Information Modelling
- Critical path scheduling
- Bachelor’s degree from four-year College or university required. Completion of an entire project is desirable. Applicable degree fields include Civil Engineering, Architecture, Economics, Business, Math, or Political Science.
- 7+ years’ experience as a Project manager in architecture, engineering, construction or another related field. Experience in MEP and commissioning preferred.
- This is an in-person role, working on site five days a week.
- A personal vehicle, valid U.S. driver’s license, and auto insurance are required.
