ResponsibilitiesEssential Job Duties and Responsibilities may include but are not limited to:
  • Supports the SVP in pre-development related activities including market research, site analysis, engaging third party reports, submitting requests for equity and debt financing including governmental grants, developing project pro-formas and related assumptions, and managing due diligence checklists.
  • In partnership with the SVP, coordinates reporting to the FA Committee including drafting project memos, providing updates on status of projects in pre-development, under construction, and in post-construction, as well as other reporting to the FA Committee and Board as required.
  • Supports the SVP in coordination of the FA Committee including drafting committee meeting agendas, managing meeting scheduling and logistics, and taking meeting minutes.
  • Prepares monthly project construction financing draw requests.
  • Support and coordinate with Finance Department on project accounting.
  • In coordination with VP, track and manage construction related covenants including construction progress, lease up, and other financing related requirements.
  • In partnership with Housing Operations, work to meet requirements and submit required diligence related to HUD, MSHDA, and other project based subsidy.
  • In partnership with VP and Project Managers, coordinates with other PVM teams their engagement into the facility development process as appropriate.
  • In coordination with VP, monitor condition, rehabilitation needs, and growth and expansion opportunities related to PVM’s existing real estate portfolio.
  • Updates Real Estate Holdings schedules, organizational charts, and other organizational documents related to PVM’s real estate portfolio.
  • Collaborates with VP on special facilities related projects related to energy efficiency and sustainability of PVM portfolio properties and better integrating Diversity, Equity, Inclusion, and Justice (DEIJ) into Facilities Advancement team activities, as well as other projects as they come up.

QualificationsQUALIFICATIONS:Education:
  • Minimum of Associates degree or education equivalent required. Bachelor's degree a plus.
Experience:
  • Minimum of two year’s of experience in facilities development, construction management, finance, project administration, housing, and/or related
  • Excellent time management and organizational skills with the ability to effectively handle multiple priorities in a fast paced
  • Experience and comfort working in urban, suburban, and rural
  • A professional level of knowledge of principles of the senior/subsidized housing market, green communities and sustainable development, and preservation preferred, but not required.
Computer Skills:
  • Must have high level of PC literacy particularly in general file manipulation and the Microsoft suite of productivity
  • Knowledge of Word, Excel, Project Planning software systems, Power Point, and desk top publishing
  • Knowledge of Artificial Intelligence programs preferred, but not required.
  • Knowledge of Project Management Institutes (PMI) Project Management body of Knowledge (PMBOK); Project Management Professional (PMP) Certification a plus.
Other Requirements:
  • Working knowledge of community based and supportive services and other resources for older adults preferred, but not required.
  • Knowledge of the aging process, older adult services, disability services, eligibility for and procedures of federal and applicable state and local entitlement programs preferred, but not required.
  • Ability to work flexible hours including evenings and weekends when necessary.
  • Ability to travel to project sites around Michigan as necessary, as well as occasional travel out of state.
