- Conduct regular inspections and maintenance of property equipment, fixtures, and buildings, reporting directly to the Property Manager.
- Ensure the functionality and security of gates, doors, lighting, and mechanical rooms through weekly checks.
- Address resident service requests promptly, maintaining a professional appearance and fostering positive relationships with residents, owners, and contractors.
- Assist in training other technicians, participate in after-hours emergency duties, and contribute to preventative maintenance following relevant laws and regulations.
- Update maintenance logs and perform routine tasks including, but not limited to, plumbing, electrical, HVAC systems, appliance repair, and cosmetic fixes.
- Oversee vendor activities, manage parts inventory, and assist in grounds upkeep.
- High School diploma or equivalent; further training in relevant fields is a plus.
- At least 1 year of maintenance experience, preferably in property management.
- Knowledge of community governing documents, maintenance standards, and safety protocols.
- Strong communication skills, both written and verbal.
- Proficiency in Microsoft Office and willingness to learn property-specific software.
- Independent worker with the ability to also function effectively as part of a team.
- Valid driver's license required.
- Role involves both indoor and outdoor work, requiring physical mobility and the ability to lift up to 25 pounds.
- Must be comfortable using standard maintenance tools and, where applicable, operating heavy machinery.
