
Community Association Manager

- Serve as the primary liaison to the Board of Directors, homeowners, committees, and external partners.
- Attend all board and committee meetings as needed; provide guidance on best practices and policy implementation.
- Respond to homeowner, board, and vendor inquiries and resolve issues with professionalism and urgency.
- Conduct routine property inspections including landscaping, building systems, architectural reviews, and work order verifications.
- Monitor financial health of the association, including monthly review of financial statements, variance reports, and compliance with approved budgets.
- Develop and present the annual draft budget to the Board; manage community operations within approved budget parameters.
- Oversee preventive maintenance programs and ensure compliance with safety protocols and operational standards.
- Develop and maintain emergency preparedness procedures, including implementation of fire drills and equipment inspections.
- Coordinate all move-in/move-out logistics and enforce related policies.
- Foster a cohesive team culture and provide direct supervision to on-site staff and vendors.
- Oversee vendor performance and contracts; provide recommendations to the Board on contract renewals, performance issues, and procurement needs.
- Manage enforcement of association rules and processing of violations.
- Plan, coordinate, and manage special projects on behalf of the association.
- Review, approve, and code invoices accurately and in a timely manner.
- Facilitate the bidding process and provide analysis to the Board for vendor selection.
- Educate Board members on legislative changes impacting community governance.
- Ensure compliance with all applicable local, state, and federal laws governing community associations.
- Administer the annual meeting and election process.
- Collaborate with internal support staff to ensure timely execution of responsibilities.

- Be available for after-hours emergencies on a rotating or on-call basis.

- Bachelor’s degree in Business Administration, Management, or a related field preferred.
- PCAM certification preferred; CAM license required as applicable by state law.
- Minimum of 3 years’ experience as an on-site property manager or in a leadership role managing community associations of similar size and complexity.
- Proven leadership, team-building, and conflict resolution skills.
- Strong understanding of property operations, contract management, financial reporting, and customer service.
- Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
- Experience with property management systems (e.g., BuildingLink, Vantaca) is preferred
