This individual should have at least a Bachelor's degree and 3 years related experience, and eagerness and ability to learn. Currently, Kane has several projects in predevelopment and under construction that will provide the primary workload. Join our team of bright, highly motivated people.Job DescriptionFunction as the central point of contact for one or multiple development projects. Build and maintain relationships with, and provide guidance to, internal and external project teams. Maintain and drive project budget, schedule, and quality. Critically think through tasks and problem solve issues to keep projects on track. Candidates must be comfortable using judgement to determine the best course of action to address problems without a clear precedent or path forward. A high agency leadership mindset, organizational skills and financial aptitude will be foundational for success in this role.Job ActivitiesKey Function: Take ownership of one or more projects; with an eye towards critical path, continuously drive predevelopment projects toward capital closing and construction projects toward completion on time and under budget.Project Management
  • Property Acquisitions:
  • Perform market studies to analyze new project feasibility
  • Run due diligence process
  • Gather legal and financial information necessary for closings
  • Proformas: develop proformas of varying complexity to understand project feasibility, highlight sensitive assumptions, and use models to drive project design
  • Entitlements: own relationship with lawyers, civil engineers, and other consultants to drive process; understand community issues; maintain schedule and logistics
  • Design:
  • Ensure flow of information between consultants
  • Coordinate review of plans and specifications with appropriate team members
  • Conduct value engineering analysis with project team
  • Timelines:
  • Produce and update project schedules
  • Manage consultant team to milestone dates
  • Problem-solve conflicts in development timeline
  • Construction Management: work with CM team to ensure on-time and on-budget delivery of projects
Communication
  • Act as main point of contact on projects from predevelopment through construction & turnover
  • Manage various stakeholders including internal and external teams and community members
  • Demonstrate confidence in written and verbal communication, especially in running various meetings and clearly presenting information
  • Use critical thinking to coordinate with internal and external teams, including designers and contractors, on project details
  • Negotiate contracts with consultants and contractors based on Kane standards
  • Present analysis & project updates to various internal teams including leadership
  • Gather marketing information & present projects to external groups as needed
