OverviewThe Land Representative, Real Estate Representative, Senior Land Representative and Lead Land Representative negotiate for the necessary land rights for distribution or transmission projects. They will be familiar with public land records, research standard, and work in collaboration with landowners, attorneys, public officials and engineers to support projects.The Senior Land Representative will be a more senior, experienced representative who will use negotiating strategies to facilitate the land rights acquisition process, fee simple and purchased easements, will be tasked with the more complex real estate transactions and projects, may be responsible for assigning, monitoring, and reporting work, as well as, providing training and assistance with completing the acquisition process for more complex easements.Lead Land Representative - This is an experienced position requiring a degree of specialty through education, experience and practice. This role provides the expertise in the more complex real estate transactions and provide the oversight to verify that the work performed by other land Agents is following the appropriate protocols. The Lead will often be directly responsible with the more complex real estate transactions and projects, as well as, lead major projects having oversight responsibilities over other land professionals, employees, or contractors. The individual is responsible for developing less experienced Land Agents by transitioning knowledge and providing on-the-job training and will be responsible for assigning, monitoring, and reporting work.
ResponsibilitiesLand Representative - with supervisor, negotiate for property rights, research entities to determine ownership, establish and maintain working relationships with peers, follow best practices, rules, regulations, and laws related to land functions, adhere to excellent documentation standards for supporting land functions.Real Estate Representative - with minimal supervision negotiate for property rights, research entities to determine ownership, establish and maintain working relationships with peers, follow best practices, rules, regulations, and laws related to land functions, adhere to excellent documentation standards for supporting land functions, understand basic engineering designs.Senior Land Representative - with minimal supervision negotiate for property rights, research entities to determine ownership, establish and maintain working relationships with peers, follow best practices, rules, regulations, and laws related to land functions, adhere to excellent documentation standards for supporting land functions, understand basic engineering designs.Lead Land Representative - with ability to work independently negotiate for property rights, research entities to determine ownership, establish and maintain working relationships with peers, follow best practices, rules, regulations, and laws related to land functions, adhere to excellent documentation standards for supporting land functions, understand basic engineering designs, oversee the work of fellow land and real estate representatives.
QualificationsNorth Carolina Real Estate License is RequiredAll the below roles require the ability to become a Notary Public, if not already.Land Representative - Associates Degree or 5 years of experience in lieu of a degree, experience in real estate transactions, knowledge of utility distribution and transmission construction and operation, strong negotiation skills.Real Estate Representative - 4-yr degree in Real Estate, Business, or related field; survey or land engineering knowledge; appraisal and valuation knowledge; 3 years direct experience in acquisition of real estate rights or comparable, 7 years of experience in lieu of a degree, experience in real estate transactions.Senior Land Representative - meet the above qualifications, 10 years of experience in lieu of a degree, knowledge of real estate law, effective presentation skills, knowledge of financial analysis, taxes, and account controls, a real estate professional designation earned through testing and experience such as IRWA, Appraisal Institute, etc.Lead Land Representative - meet the above qualifications, 12 years of experience in lieu of a degree, knowledge of real estate engineering, surveying, and proficiency in reviewing plats, maps, and other drawings, prior supervisory experience or experience in a leadership role, a real estate professional designation earned through testing and experience such as IRWA, Appraisal Institute, etc.
