The Lead Superintendent is responsible for running a multifamily job site overseeing project planning, cost control, project administration, relations & leadership, safety & risk management, field operations, and associate development. The Lead Superintendent is expected to communicated directly with the Project Manager on a daily basis.1) Project Planning
  • Review plans and specs with Project Manager.
  • Develop and maintain project schedule.
  • Plan and organize jobsite logistics.
  • Assist in securing all required building permits and related project permits.
2) Cost Control
  • Control costs relating to General Conditions.
  • Approve all subcontractor draws and invoices.
  • Approve all field expenses with Project Manager.
3) Project Administration
  • Produce daily activity reports through Construction Management Software.
  • Monitor and update project schedule.
  • Provide direction and coordination to Subcontractors.
  • Become familiar with all Subcontract documents and scopes of work.
  • Maintain as-built drawings.
  • Work with Project Manager to price out and negotiate Change Orders.
4) Relations & Leadership
  • Foster a cooperative and informative relationship among the Construction team.
  • Develop team work atmosphere with the Subcontractors.
  • Ensure working relationship with Management Team and address all of their concerns and issues promptly.
  • Develop relations with building officials and regulatory agencies.
  • Be aware of resident expectations.
5) Safety & Risk Management
  • Monitor and enforce all Company Safety policies and procedures.
  • Maintain construction site in strict accordance with OSHA guidelines.
  • Conduct weekly on-site Safety meetings with Subcontractors.
  • Identify and correct any and all safety violations.
  • Coordinate safety assessments with Safety Director.
  • Maintain a clean job site free of unprotected hazards.
6) Field Operations
  • Assemble team to assist in oversight of on-site activities.
  • Monitor construction progress and compliance with plans and specifications.
  • Responsible for overall project schedule and delivery of units.
  • Conduct on site meetings with Subcontractors.
  • Work to create and maintain a harmonious team environment with Subcontractors and Suppliers.
  • Monitor punch lists and turnover of completed units to Management within schedule and quality standards.
  • Secure all building inspections and certificates of occupancy.
  • Resolve actual and potential cost problems with Subcontractors.
  • Keep Project Manager informed as to additional costs.
  • Provide planning, organization, control, procurement, storage, logistics, and utilization of material.
  • Maintain inventory log on sensitive materials such as appliances.
7) Associate Development
  • Provide training, guidance and career development for subordinates.
  • Offer constructive feedback, evaluation and praise.
  • Act as role model and mentor.
  • Exhibit fairness and professional ethics at all times.

  • Education: A 4-year college degree is preferred, but not mandatory. A Bachelor of Science degree with a concentration in Building Science or Engineering is preferred.
  • Experience: At least 5-10 years previous work experience as a Project Superintendent with a Multifamily construction contractor.
  • Attendance: This position is exempt from overtime. It is scheduled for a typical 40-hour workweek; however, demands can be great and the associate should expect to work significantly more hours.
