- Coordinate daily maintenance services with nursing services when performing routine assignments in resident living areas.
- Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
- Follow established safety precautions when performing tasks and when using equipment and supplies.
- Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed.
- Replace burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights, room call lights, etc., and perform cleaning duties wherever necessary.
- Regulate heating and ventilation systems to provide temperatures appropriate to the season and to ensure economical usage of energy.
- Assist in fire pump and generator testing, wheelchair, bed, and nurse call preventative maintenance as required.
- Perform routine carpentry repairs such as kitchen cabinets, window screens or glass, door locks, and plaster or drywall repair.
- Perform plumbing maintenance (e.g. replacement or repair of leaks in drains, faucets, or floats, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices).
- Service heating and cooling units/systems, as specified by the manufacturer and in compliance with established policies and procedures.
- Ensure that work areas are clean and that equipment, tools, supplies, etc., are properly stored at all times, as well as before leaving such areas for breaks, mealtimes, and end of the workday.
- Operate a variety of equipment and machines including saws, drills, drill presses, and other hand and power tools to perform repair and maintenance work.
- Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repair by making notes and recommendations using a pre-established check sheet.
- At least 1-2 years of experience in Maintenance preferably in property management.
- Must pass a physical, drug screen, 50-pound lift test, fingerprinting for criminal background check and complete a reference check.
- Push, pull, move, and/or lift a minimum of 50 pounds to a minimum height of 5 feet and be able to push, pull, move and/or carry such weight a minimum distance of 20 feet.
- EPA certification preferred.
