Position: Self Storage Onsite Property ManagerJob Type: Full-timeReports to: Chief Operating Officer / Director of Commercial Property ManagementCharacteristics: High Energy, Customer Service Oriented, Financial Acumen, Sales SkillsJob Summary: We are seeking a dedicated Property Manager to oversee the day-to-day operations of a brand new self-storage facility. The ideal candidate will be organized, customer-focused and adept at managing both the facility and its staff. The Property Manager will be responsible for maintaining the property, leasing storage units, ensuring financial accuracy and delivering excellent customer service.Responsibilities:Ensure compliance with company policies and procedures, as well as local regulationsUphold and embody company core values, mission and visionManage all aspects of the self-storage facility, including leasing, marketing, vendor maintenance, security and curb appealLease storage units to prospective tenants and manage rental agreements and renewalsUtilize leasing software to track unit pricing, availability, rentals and customer informationHandle customer inquiries, concerns and complaints in a professional and timely mannerManage maintenance and cleaning of the facility, ensuring it is well-maintained at all timesDevelop and Implement both digital and direct outreach marketing strategies to attract new tenants and retain existing onesUtilize POS system for tracking financials, including rental payments, expenses, and revenueConduct routine inspections of the facility to identify maintenance needs and safety concernsManage the owner relationship through routine calls, in-person check ins, property reporting, and streamlined communicationPrepare reports on facility performance, financials and occupancy ratesOversee and manage the onsite Assistant Property Manager, approving time cards, performing Annual Performance Reviews and identifying coaching opportunitiesRequirements:REQUIRED: Experience in the self-storage industryExcellent communication and customer service skillsStrong organizational and multitasking abilitiesProficiency in online leasing software and POS systemsAbility to work independently and as part of a teamKnowledge of basic maintenance procedures and facility managementHigh school diploma or equivalentAdditional education/certifications in property management are a plusCompensationCompetitive hourly rateEligibility to participate in health, vision, HSA and dental benefits15 days PTO11 Paid HolidaysCompany Overview:SVN | Second Story’s Property Management team works to make sure our community is thriving and our clients are satisfied.
