This diverse role combines sales, customer service and marketing to lease apartment homes and build excellent relationships with guests and residents. The ideal candidate will be proactive in anticipating and exceeding expectations in all areas of the Leasing Consultant role.Conduct all business in accordance with company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting and all other laws pertaining to apartments.Essential Duties & Responsibilities:1. Leasinga. Successfully sell property's products and services to prospectsb. Maintain thorough product knowledge of the property, sister properties and competitors.c. Assist Community Manager in developing and implementing effective marketing strategies to increase property traffic and internet leads. Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessary.d. Excellent phone etiquette (Speaks clearly and concisely)-Convert phone calls to tours, property tours to leases and internet leads to tours and/or leases.e. Ensure guest cards are complete, entered the property management software, and follow up procedures are completed for every prospect.f. Ensure leasing office, tour path, vacant apartments, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean, if necessary,spot clean to maintain the high standard of which KeyCity Property Management is synonymous with.g. Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessary.h. Conduct weekly remote outreach marketing and locator/realtor solicitation to promote KeyCity Property Management, establishing a favorable referral relationship.i. Maintain online internet marketing, effectively track traffic and respond to internet leads.j. Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessary.k. Conduct weekly remote outreach marketing and locator/realtor solicitation to promote KeyCity Property Management, establishing a favorable referral relationship.l. Maintain online internet marketing, effectively track traffic and respond to internet leads.2. Resident Relationsa. Develop and maintain first class customer service relationships with prospects and residentsb. Manage and resolve resident concerns.c. Monitor outstanding work orders and constantly communicates with maintenance staff to insure 24-hour guarantee.d. Plan, organize and conduct resident functions as needed and as directed by Community Manager.e. Complete market survey as directed by Community Manager.f. Manage resident delivery's, packages and services. Assist residents with retrieving packages, dry cleaning, and other deliveries.e. Follow up on work orders and services to ensure resident satisfaction.3. Administrativea. Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and renewal leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relations.b. General clerical assistance including but not limited to answering phones, taking messages, managing the facilities/work orders in the property management software, filing, and ordering office supplies.c. Follow up on work orders and services to ensure resident satisfaction.d. Complete leasing reports as required.e. Due to the community staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Position requires the ability to serve on-call, as scheduled or as necessary.Required Education, Training and/or experience
  • High School Diploma or equivalent required

Required equipment
  • Employee must maintain reliable transportation daily, valid driver's license, and valid vehicle insurance
Typical Physical DemandsRegularly required to sit and stand for several hours at a time, to climb up and down stairs several times each day, and to lift no more than 5 pounds with ease. Leasing and management employees must be able to use the hand and arm regularly used for writing and/or typing.Leasing and management employees must be able to prepare the necessary paperwork and leave the office to show apartments to potential residents to be considered able to perform a substantial amount of the regular job responsibilities.Typical Mental DemandsMust be able to read and write the English language in a professional, legible manner to complete job assignments. Must possess and be able to use and apply common sense understanding and use good judgment daily. Must be able to work well with others.Must be able to handle stressful, urgent, diverse situations in a calm and reasonable manner. Must possess excellent interpersonal skills, emotional stability, and personal maturity.Working ConditionsTypically, in an office, sedentary setting or outdoor environment. Position requires travel for property errands or training classes. Possible to work long hours and odd schedules (weekends) to fulfill job duties.
