Maintenance Technician I

- Conduct regular equipment inspections to log status and take EMS readings.
- Complete assigned work orders and service requests promptly. Always project a positive appearance and attitude.
- Use hand and power tools to complete preventative maintenance and repair the building’s mechanical, plumbing, and electrical systems.
- Repair plumbing fixtures such as automatic flush valves and sink faucets and replace commodes and urinals.
- Conduct regular lighting inspections, replacing lamps and ballasts as needed.
- Inspect occupied and vacant suites and all common areas, completing routine maintenance as required.
- Maintain accurate records for all assigned service requests pursuant to the company policies and procedures.
- Keep mechanical and engineering rooms clean and in good working condition.
- Participate in 24/7 On-Call rotation as directed by supervisor.
- May perform other duties as assigned by supervisor or property management team.
- High school diploma or equivalent
- Vocational training or certification in building systems, HVAC, plumbing, or mechanical maintenance is a plus.
- Minimum of 3 years of building maintenance experience, preferably in a commercial office building or similar setting.
- Strong mechanical skills with a basic understanding of plumbing, electrical, and HVAC systems.
- Energy Management System (EMS) experience is preferred (Siemens Apogee EMS experience is a plus)
- Ability to work independently and manage multiple tasks in a fast-paced environment.
- Ability to use computers and smartphones to track daily tasks and communicate with colleagues.
- Excellent communication skills and commitment to providing excellent service to tenants, clients, vendors, and co-workers.
