- PRECONSTRUCTION –
- Carefully review and become familiar with project plans and specifications.
- Review initial budget with estimator (corresponding to the Contract amount) and insure it has been correctly transferred to Heavy Job.
- Prepare the project baseline schedule (MS Project or Primavera).
- Prepare internal crew activity schedule for integration to the Civil Master Schedule (MS Project).
- Participate in the EZ (<$500K), Pre-Job Planning Meeting, or the Stand and Deliver (>$5MM). This will require assisting the estimator in meeting preparation and presentation. The project manager should have an in-depth understanding of the project prior to the meeting.
- Facilitate project buyout. The project manager will ensure all subcontracts are properly prepared and executed prior to the subcontractor mobilizing to the project site.
- Prepare material submittals, shop drawings, and project plans for submittal to Owner/GC.
- Attend the Owner/GC preconstruction meeting
- CONSTRUCTION –
- Coordinate material deliveries and subcontractor mobilizations with Civil superintendent or foreman.
- Daily Use with the following programs: Heavy Bid, Heavy Job, Agtek, PlanGrid, Viewpoint.
- Routinely update project schedules (Resource schedules updated weekly at minimum).
- Prepare and submit monthly applications for payment to Owner/GC.
- Review and approve subcontractor and material vendor invoices.
- Track changes and prepare change order proposals where necessary for submittal to the Owner/GC. Obtain client approval prior to performing an additional work.
- Review and approve timecards daily. Ensure the proper cost codes are being utilized and the reported quantities are accurate.
- Perform monthly cost projections.
- PROJECT CLOSEOUT –
- Prepare the project Exit Strategy (at 80% complete) and discuss with the Civil project team to insure everyone has a clear understanding of what is required.
- Ensure closeout documentation is submitted to Owner/GC to include as-builts, lien releases, final applications for payment/retainage, and warranties where applicable.
- Prepare Post Job Review and disseminate to Civil project team. Discuss successes and potential areas of improvement.
- Bachelor's degree in Construction Management or Civil Engineering preferred but not required
- 5+ years’ experience managing multiple commercial, Federal, State and Local Municipalities including Army Corps of Engineers and other government entities.
- Ability to lead, direct, Estimate change orders and work with other Project Managers and Assistant Project Managers on multiple projects.
- Experience utilizing industry relevant software: Heavy Bid, Heavy Job, Viewpoint, Agtek, and PlanGrid.
- Maintain valid Driver’s License to legally operate a motor vehicle and qualify for company auto insurance.
- Ability to pass a background investigation and drug screening
