- Respond promptly and professionally to resident service requests, ensuring repairs and maintenance are completed to the highest standard.
- Maintain clear and courteous communication with residents and team members.
- Diagnose and perform minor and routine maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
- Conduct preventative maintenance on property equipment and systems, ensuring optimal functionality and longevity.
- Execute the "make-ready" process to prepare apartments for new residents, including pre-move-out inspections, creating repair punch lists, and completing necessary tasks efficiently.
- Maintain the cleanliness and appeal of common areas, amenities, and grounds, including debris removal and pressure washing.
- Partner with the Maintenance Supervisor to prioritize and manage work orders effectively.
- Assist with vendor coordination and on-site oversight, as needed.
- Support cost-management efforts by repairing equipment when feasible and using materials responsibly.
- Accurately complete and maintain service records and documentation to ensure compliance with company policies and safety standards.
- Adhere to all local, state, and federal regulations related to property maintenance and safety.
- Proven experience in maintenance roles, preferably in residential property management.
- Proficiency with tools and equipment related to property maintenance, including safe operation of hand and power tools.
- Knowledge of basic plumbing, electrical, carpentry, and HVAC systems.
- Strong communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and team members.
- High level of professionalism in demeanor and appearance.
- Proficiency in using maintenance-related software(e.g., Yardi, OneSite, or similar) and Microsoft 365.
- Valid driver's license, insurance, and reliable transportation are necessary.
- Able to stand, walk, bend, reach overhead, climb stairs, and perform physical tasks for extended periods.
- Capable of lifting, moving, or transporting objects up to 75 lbs., with occasional lifting up to 150 lbs.
