Maintenance Technician

- Contact and schedule vendors and contractors for necessary repairs and emergencies that are outside the scope of routine maintenance.
- Maintain schedule of when maintenance has been performed and when next service is due.
- Maintain MSDS (Material Safety Data Sheets) binder.
- Perform highly diversified duties to install and maintain property machines and equipment.
- Provide emergency/unscheduled repairs of equipment and weather-related duties.
- Perform scheduled maintenance repairs of equipment.
- Perform simple machinist duties and responsibilities.
- Perform mechanic skills including, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of machines.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Perform regular preventative maintenance on machines, equipment and property facilities.
- Perform a variety of plumbing maintenance and carpentry functions.
- Use of a variety of hand and power tools, electric meters and material handling equipment in performing duties.
- Detect faulty operations, defective material and report those and any unusual situations to Site Manager.
- Comply with safety regulations and maintain clean and orderly work areas.
- Work in a safe manner and recognize unsafe conditions. Take appropriate action to ensure safety of themselves and others in the building and grounds. Prepare units for move-ins.
- Contribute to and maintain a healthy and productive work environment.
