s u n d a n c eJob Title: Maintenance SupervisorDepartment: MaintenanceReports To: Facilities ManagerRate of Pay: DOEShift: Full-Time, Year Round PositionFlexible Hours, Some nights, weekends, holidays and special events are required based on business needs.FLSA Status: Non-Exempt/HourlySUMMARYWorks closely with the Facilities Manager to create and maintain a safe, aesthetically pleasing, and operable property within the guidelines of the Resort's environmental commitment.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.Maintains or coordinates maintenance of lodging units and resort.Communicates project details and progress with Facilities Manager.Maintains homeowner billing information for maintenance, invoices owners.Assigns daily work orders to maintenance staff.Maintains all information for maintenance account payable vendors including coding of invoices, posting of invoices and other duties as assigned.Communicates and coordinates with Accounting Department.Coordinates room availability with Reservations.Responds to maintenance requests reported by Housekeeping and other resort staff in a timely manner.Answers phones.Answers maintenance questions of homeowners, resort management and staff.Schedules work orders.Ensures work orders are complete in a timely manner.Type, mail, copy, log, and file correspondence.Assists Facilities Manager with homeowner inventory, and month end billing.Monitors staff performance.Executes staff training as directed by Facilities Manager.Performs all duties of a Maintenance Technician as needed.Supports the recycling program.Enforces and complies with no-idle policy for Sundance vehicles.Educates staff on the Resort's environmental commitment to strengthen the culture in the Maintenance department.ALL SUNDANCE REPRESENTATIVES ARE EXPECTED TO:Embrace and promote all facets of the Sundance Guiding Principles: vision, mission, service standards, and values.Exhibit job and product knowledge to accurately support and promote all Sundance departments, amenities and programming ventures.Be flexible to meet business demands, work well under pressure, meet deadlines, and manage time appropriately.Work with a broad based constituency and provide excellent service to all internal and external guests.Demonstrate cooperative behavior with colleagues and supervisors.Keep information confidential as directed in the confidentiality agreement.Support and comply with all Sundance policies, procedures, and standards.Protect Sundance assets.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Extensive knowledge of all hand tools, including power tools. Extensive knowledge of HVAC. Trouble shooting electrical problems. Must know commercial cooking equipment repair. Dry walling, painting, staining, framing and carpentry skills. Must know plumbing and trouble-shooting propane distribution problems. Extensive knowledge of boilers and radiant heating. Building Construction, ability to read Blue Prints. Strong accounting skills. Must have strong organizational skills and maintenance background. 2 yrs. Supervisory experience preferred.TECHNICAL/COMPUTER SKILLSType a minimum of 20-30 words per minute. Must be proficient in word processing, spreadsheets, internet navigation and electronic mail. Knowledge of Quickbooks, SMS, and Guestware helpful. Must be proficient in 2-way radio communication.CERTIFICATIONS, LICENSES, REGISTRATIONSAny professional skilled trade licensing or certifications helpful.LANGUAGE SKILLSAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Be able to speak effectively before groups. Strong inner personal skillsMATHEMATICAL SKILLSAbility to calculate figures and amounts, such as discounts, interest, percentages. Ability to apply concepts of basic Math.REASONING ABILITYAbility to apply common sense understanding to carry out instructions furnished in written, oral and diagram form.
