- Greet and engage prospects via phone, email, walk-in's and online.
- Greet prospective residents, determine needs and preferences and follows qualification process to rent.
- Conduct property tours. Professionally present the community and apartments while communicating features and benefits. Tailor tour to match prospects' needs and budget.
- Process rental applications: verify income, perform background/credit checks, and assess eligibility.
- Prepare and finalize lease agreements.
- Maintains a professional and friendly atmosphere in the leasing office.
- Inspects model and market ready apartments for cleanliness and make sure they are in top condition for showing potential residents. Prepare work orders as necessary to correct any deficiencies.
- Maintains awareness of the curb appeal of the property.
- Answers incoming phone calls and handle each call accordingly. Transfers calls to resident relations, assistant manager or community manager when appropriate.
- Responsible for retrieving and putting away golf carts daily.
- Keep up to date with accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, apartment availability, floor plans and dimensions.
- Stay aware of the local market conditions and trends.
- Contribute ideas to the community manager for marketing the community and improving resident satisfaction.
- Actively manage the lease renewal process.
- Be courteous and efficient in handling resident requests and complaints.
- Enter all guest cards completely and in a timely manner.
- Maintains work areas and the office in a clean and orderly manner.
- Ensure all resident information is kept confidential and secure.
- Effectively explain all lease and community policies to residents.
- Responsible for moving in new residents, including ensuring all required paperwork and deposits are in order prior to granting keys.
- Perform any additional duties assigned by assistant/leasing manager, property manager or director of property management.
- Assist in maintaining a clean and professional exterior appearance by picking up litter or reporting exterior issues to supervisor.
- Be aware of property deficiencies correct when possible and/or report to supervisor
- High school diploma or equivalent; college coursework or degree in Real Estate, Business, Marketing.
- 1-2+ years in leasing, property management, retail sales, hospitality, or customer service.
- Proficient in leasing/property-management software (e.g. Yardi, AppFolio, MRI); strong Microsoft Office skills.
- Excellent communication, sales, negotiation, and interpersonal abilities.
- Strong organizational skills and attention to detail.
- Ability to work evenings, weekends, and adapt to busy seasonal cycles.
- Valid drivers license.
- Familiarity with Fair Housing regulations and ethical leasing practices.
- Multilingual abilities.
- Recognized professional property management certifications.
