We do our best to support our employees in making the most of their lives both inside and outside of work.Facilities & Building Operations ManagerSummaryThe Facilities & Building Operations Manager is responsible for overseeing the daily operations, maintenance, and safety of an 80,000 sq ft facility and 10-acre property. This includes managing building systems, vendors, budgets, and ensuring compliance with safety regulations. The role requires strong organizational, technical, and leadership skills, with a focus on using Excel-based tools for tracking and analysis.Key Responsibilities
  • Oversee building systems including HVAC, electrical, plumbing, life/safety and security.
  • Manage vendor contracts, performance, and service delivery.
  • Develop and manage budgets; process and track invoices.
  • Schedule and track preventive maintenance using Excel tools.
  • Perform light maintenance and coordinate repairs.
  • Ensure compliance with safety regulations and building codes.
  • Track energy usage and identify efficiency opportunities.
  • Maintain emergency response plans and incident logs.
  • Support strategic planning and reporting through Excel dashboards.
  • Troubleshoot, repair, through the use of outside contractors, and keep records of all mechanical, electrical, plumbing and life safety equipment
  • Responsible for monitoring and reporting all areas of building cleaning on regular schedule to ensure all areas are cleaned per maintenance contract
  • Provide updates and communication to cleaning contractor of any issues or irregularities
  • Monitor and list testing results on all life safety and emergency equipment as detailed in preventative maintenance program
  • Provide physical labor which includes the movement of furniture, equipment and wall panels
Required CompetenciesTechnical & Operational
  • Knowledge of building systems (HVAC, electrical, plumbing, fire safety, elevators, security).
  • Experience with preventive maintenance planning and project management.
  • Ability to track maintenance, energy usage, and projects using Excel.
  • Vendor and contract management skills.
Leadership & Management
  • Budgeting, cost control, and strategic planning.
  • Crisis and emergency response management.
Compliance & Safety
  • Understanding of OSHA, ADA, and local building codes.
  • Risk assessment and safety audit management.
  • Maintaining compliance logs and safety protocols.
Communication & Interpersonal
  • Effective communication with stakeholders and vendors.
  • Customer service orientation and negotiation skills.
  • Ability to generate clear reports and service logs in Excel.
Digital & Analytical
  • Proficiency in Microsoft Excel (formulas, pivot tables, charts).
  • Data analysis and template development for facilities tracking.
  • Knowledge of Building Management Control systems
Qualifications
  • 6+ years of experience in facilities or building operations. CFM credential preferred
  • Strong vendor management and budgeting skills.
  • Working knowledge of building and security systems.
  • Proficiency in Microsoft Office, especially Excel.
  • Knowledge with EnteliWeb by Delta Control software a plus
  • Working knowledge of blueprint reading of electrical, HVAC, architectural and interior space drawings and some technical ability
Physical RequirementsThis position requires the ability to perform the following physical activities, with or without reasonable accommodation:
  • Standing/Walking: Up to 60% of the workday, including walking across an 80,000 sq ft facility and 10-acre property.
  • Sitting: Up to 40% of the workday for administrative and computer-based tasks.
  • Lifting/Carrying: Ability to lift and carry up to 50 lbs occasionally, up to 30 lbs frequently, and up to 10 lbs constantly.
  • Climbing/Stooping/Kneeling: Occasional climbing of ladders and stairs; frequent stooping, kneeling, and crouching for inspections and light maintenance.
  • Reaching/Handling: Frequent reaching overhead and handling tools, equipment, and materials.
  • Visual/Hearing Requirements: Must be able to read blueprints, monitor building systems, and communicate effectively in person and via phone/radio.
Work Environment
  • Exposure to indoor and outdoor conditions, including temperature extremes.
  • Occasional work in confined spaces and at heights.
  • May be exposed to noise, vibration, and mechanical/electrical hazards.
