Description :Knowledge/Experience:
  • High School diploma
  • Minimum three (3) years’ experience maintaining large facilities with industrial equipment
  • Must be willing and able to work varied shifts, weekends, & holidays as needed/assigned.
  • Proficient in the use of computers, tablets, facility related programs (i.e., CMM/EAM system) facility diagnostic equipment, and troubleshooting techniques.

  • Ability to effectively, efficiently, properly, and safely maintain, repair, and replace equipment, assets, and systems including, but not limited to, the following:
  • Hydraulics
  • Pneumatics and Vacuum Systems
  • Compressors
  • Vehicle & Personnel Lifts
  • Electromechanical and Digital Control Systems
  • A working knowledge of schematics, technical drawings, submittals, manufacturer manuals, technical bulletins, and appurtenances
  • Ability to work safely and effectively in a multi-tasking environment with changing priorities and challenges
  • Ability to work in inclement/extreme weather
  • Ability to safely lift and work with up to 80 pounds
  • Ability to work at heights following required Agency fall protection and other policies as required when using scaffolding, ladders, lifts, platforms, and appurtenances
  • Flexible schedule pertaining to shift work
  • Computer skills, including CMMS/EAM electronic work order tracking systems, basic word processing, etc.
  • Other duties as required
  • Ability to utilize, monitor, and maintain facilities smart technology IoT devices and appurtenances
  • Knowledge of building systems, industrial equipment, and operational maintenance best practices including reactive, preventative, and predictive maintenance
  • Knowledge of federal, state, and local industrial safety laws, codes, and regulations
  • PC knowledge of Windows operating systems, web-based programs, and other related software
  • Experience with maintenance and operation of industrial waste processing, water reclamation, and large commercial reverse osmosis plants preferred
  • Experience with maintenance and operation of commercial/industrial fueling systems, fuel storage systems, and inventory/regulatory compliance devices preferred
Accountabilities/Responsibilities:The Facilities Industrial Maintenance Technician under limited supervision of the Facility Maintenance Supervisor via work plans established via the Agencies Facilities Maintenance Coordinator, works to complete its assigned reactive, preventative, and predictive related facilities workload based on, but not limited to, the following.
  • Ensures operation of machinery and mechanical equipment by completing preventative maintenance and predictive maintenance requirements on compressors, motors, pneumatic tools, bus/large vehicle lift systems, facilities infrastructure, lighting, plumbing, gantry cranes, hoists, pumps, production machines, and appurtenances.
  • Follows diagrams, sketches, construction documents, record drawings, submittals, operation and maintenance (O&M) manuals, manufacturer's instructions, engineering specifications, and related documents via hard copies or electronically for troubleshooting, repairs, installations, operations, maintenance, and other job function needs.
  • Locates sources of problems and properly resolves by observing mechanical devices in operation, referencing original equipment manufacturer (OEM) documentation and other applicable information, networking with Subject Matter Experts (SMEs), and using troubleshooting techniques, precision measuring, instrument testing, software analytics, and industry best practices.
  • Examines, removes, and replaces defective parts with proper OEM parts by dismantling devices using hand tools, power tools, hoists, cranes, and methods approved safe and effective.
  • Determines changes in dimensional requirements of parts by inspecting used parts using rules, calipers, micrometers, and other appropriate measuring instruments.
  • Adjusts functional parts of devices and control instruments by using hand tools, levels, plumb bobs, straight edges, electronic measuring devices, and appurtenances.
  • Proactively controls and avoids equipment and system downtime by performing and informing operations of routine preventative maintenance techniques and monitoring compliance.
  • Supports predictive maintenance via automatic fault detection and diagnostics including use of fault rules, software analytics, and other smart technology techniques.
  • Maintains equipment expeditiously and safely using parts via in-house parts room and procurement services. Documents, orders, requisitions, and procures parts and supplies using the assigned CMMS/EAM.
  • Conserves maintenance resources by using equipment and supplies as needed to efficiently accomplish job results.
  • Provides mechanical maintenance information by answering questions, requests and thorough documentation of work in the agency’s CMMS/EAM system.
  • Utilizes, monitors, and manages assigned work orders via the CMMS to properly, efficiently, and effectively complete reactive and preventative work.
  • Prepares mechanical maintenance reports by collecting, analyzing, summarizing, and properly interpreting information, analytics, and trends.
  • Maintains continuity among work teams and team members by proactively documenting and communicating actions, irregularities, and continuing needs.
  • Continuously maintains safe, clean, and code compliant working environments as a high priority by complying with procedures, protocols, rules, codes, and regulations
