To learn more, visit .Job DescriptionThe Property/Residential Maintenance Supervisor assumes full responsibility for the day-to-day maintenance operations of the building(s) and property. This role ensures the upkeep, repair, and safety of all physical structures and equipment, including mechanical, electrical, plumbing, HVAC, carpentry, painting, flooring, and general hardware. The Maintenance Supervisor leads the maintenance team, oversees contractors, manages preventive maintenance schedules, and ensures compliance with company standards, safety protocols, and resident satisfaction.Essential Duties & Responsibilities:Assume total responsibility for all building and property maintenance operations.Monitor and identify maintenance issues and communicate necessary repairs across all areas including electrical, HVAC, plumbing, carpentry, painting, flooring, and general repairs.Supervise, train, and direct maintenance staff; assign work orders and schedule tasks to meet shift and operational requirements.Coach, counsel, and discipline staff as needed; conduct performance evaluations and job appraisals.Assess repair needs and determine scope of work including whether outside professional services are needed.Administer and oversee preventive and reactive maintenance programs and schedules.Maintain documentation of maintenance activities, completed work orders, and preventive maintenance logs.Oversee the work of contractors and vendors for building repairs, renovations, and special projects.Maintain appropriate inventory levels of maintenance supplies and tools; coordinate supply purchases.Ensure compliance with safety protocols and maintain a safe working environment for staff, residents, and visitors.Participate in the construction, installation, and maintenance of equipment, systems, and infrastructure.Respond to after-hours maintenance emergencies and special projects as needed (on-call availability required).Identify and prepare disaster readiness plans, addressing potential facility risks or hazards.Assist in the orientation and onboarding of new maintenance staff; ensure ongoing training and development.Follow all federal, state, and local building codes and safety regulations.Qualifications:High school diploma or GED required; vocational or technical training preferred.Minimum 3-5 years of hands-on maintenance experience in a residential, multifamily, or commercial property environment.At least 2 years in a supervisory or lead maintenance role.Strong knowledge of general maintenance trades including carpentry, plumbing, electrical, HVAC, painting, and general repairs.Demonstrated ability to read technical manuals, blueprints, and specifications.Excellent leadership, organizational, and communication skills.Ability to prioritize work assignments, multi-task, and manage time effectively.Proficient in the use of tools, maintenance equipment, and safety procedures.Working knowledge of property management software and work order systems is a plus.Valid driver’s license and reliable transportation required.RequirementsEducation & Training:High school diploma or equivalent preferred. * Bilingual- English/ SpanishOngoing commitment to staying current with maintenance practices.HVAC certification and/or other trade-specific licenses (e.g., electrical, plumbing) may be required depending on property needs. * Knowledge of the following programs: Building Link, Word/Excel (Microsoft Suite).Physical Requirements:Must be able to lift and carry items weighing up to 50 pounds.Frequent standing, walking, climbing ladders, crouching, and performing tasks in various weather conditions (indoor/outdoor).Manual dexterity and coordination necessary to operate tools and equipment safely and effectively.Work Schedule:Full-time position with a standard weekly schedule. 7am - 3:30pmMust be available for on-call duty to respond to after-hours emergencies and assigned special projects as needed.We are an equal opportunity employer and all qualified applicants will receive consideration for employment without regard to race, color, religion, sex, sexual orientation, gender identity or expression, pregnancy, age, national origin, disability status, genetic information, protected veteran status, or any other characteristic protected by law.
