
Site Acquisition Specialist II - Grand Island

- Procure zoning maps, parcel maps, street maps and deeds for selected sites
- Order and review title reports for ownerships, encumbrances, easements
- Prepare site information paperwork, lease exhibits
- Create and apply best practices for land acquisition and pre-development, while proactively identifying and addressing potential risks.
- Perform all zoning and permitting activities for cellular antennas and communication towers, along with retail stores and warehouses
- Serve as a senior technical advisor on zoning, site planning, and related matters, providing expert guidance to internal teams and external stakeholders
- Prepare and present verbal and written proposals to property owners and public and community meetings
- Negotiate mutually acceptable terms with landowners and finalize agreements
- Facilitate seamless internal communications, including timely dissemination of action items, project updates, and performance metrics to cross-functional teams and leadership.
- Maintain database inputs and company project performance programs, and communicate status to internal team members and stakeholders on a regular basis
- Maintain orderly records of all documents
- Understanding of property ownership rights, ability to research registries of deeds, and to understand and interpret property entitlements
- Comfortable meeting and negotiating with the public
- Ability to analyze land use ordinances and permitting regulations
- 3+ years of Wireless site acquisition experience and/or Real Estate experience strongly preferred
- Understanding of the legal concepts relating to real estate, leasing, land ownership, land use ordinances, and land use permitting
- Bachelor’s degree in Real Estate Development, Land Use Planning, Geography or a similar field
- Experience with Google Earth and ability to learn other mapping applications
- Experience with Geographic Information Systems (GIS) and other real estate analysis tools.
- Excellent verbal and written communication
- Willingness to travel within region of responsibility
- Experience with time management, and ability to manage multiple priorities with competing deadlines
- Strong computer and communication capabilities
- Ability to manage multiple projects simultaneously through to completion
- Ability to work independently and/or remotely with limited supervision
- Experience with trouble shooting and problem resolution
- Valid driver’s license and ability to pass all pre-employment processes, including MVR check, background check and drug test. Drug testing follows federal laws.
