You will be responsible for supervising all business functions and will directly manage the sales and leasing of the property, and you will work closely with the local team and corporate office to develop and maintain an innovative and targeted campaign to establish the brand and product. This property will be a "Lease Up" which will require a heavy leasing and marketing focus before transitioning to normal operations. Some evening and weekends will be required for marketing events, showings, and lease signings.As the Property Manager, you will get to utilize your creativity through social media tools to increase exposure, gain brand awareness, and create client loyalty. POSITION REQUIREMENTS
  • A high School Diploma or equivalent GED is required.
  • A bachelor's degree in business, management, leadership, or a related field is preferred.
  • Prior experience in management or a similar position is required.
  • Previous property management experience is preferred.
  • A valid driver's license and the ability to be covered on the Company's insurance policy is required.
ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
  • Maintain property rentals by advertising and filling vacancies, negotiating, and enforcing leases, and maintaining and securing premises.
  • Responsible for achieving occupancy goals of the property through managing various initiatives, campaigns, programs, and events.
  • Utilize social media tools to increase exposure, gain brand awareness, and create client loyalty.
  • Oversee account statements, reporting, income variance, delinquency, and pre-paid accounts. Budget will need to be applied and managed accurately month over month.
  • Responsible for the collection of rent, notices, fines, and evictions.
  • Develop professional, service-based relationships with clients, residents, and vendors.
  • Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs, planning renovations, contracting with landscaping and snow removal services.
  • Maintain building systems by contracting for maintenance services and supervising repairs.
  • Secure property by contracting with security patrol service, installing, and maintaining security devices, establishing, and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
  • Responsible for accomplishing organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Holding all members of the team accountable for budgeting, supplies purchases, timecard, and all other BP standard operating procedures.
  • All properties must comply with the deposit/rent rule: All deposits equal to one month's rent.
  • Exhibit exemplary attendance and punctuality.
  • Comply with company policies and procedures.
