- Operate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management.
- Perform preventive maintenance on the equipment as prescribed by ABM Engineering Services' and manufacturers' recommendations.
- Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to engineer.
- Maintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum.
- Overall responsibility for HVAC Systems, Water Treatment Procedures, Electrical and plumbing Equipment.
- Coordination of Work Order Procedures, Vendor Relations, Building Management Communications.
- Operate chillers, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
- Operate air compressors, together with distribution lines and all valves and devices for air control.
- Maintain electrical power distribution and auxiliaries for building's lighting, mechanical, plumbing and control components, including lighting maintenance.
- Operate, maintain, and report on Life Safety and Fire Systems within the scope of this assignment.
- Preventive Maintenance Program will be scheduled to meet the manufacturer's required service specifications.
- Building Maintenance Engineers must have the ability to follow oral and written directions, demonstrate mechanical ability, keep accurate records, operate to the various types of equipment listed.
- Building Maintenance Engineers must interface with the public, tenants, their peers and supervisors. Verbal and written interpersonal skills are used daily and these skills are essential parts of the position.
- Must be able to prepare written reports, complete log sheets, and read, interpret and work from plans, drawings and specifications.
- Building Maintenance Engineers perform supervisory responsibilities in accordance with the organization's personnel policies, priorities, procedures and applicable laws. Responsibilities could include training other employees and assigning and directing work.
- Building Maintenance Engineers are regularly expected to lift in excess of 40 pounds in the normal course of practicing their trade.
- Must have good hearing and visual acuity to be able to hear alarms and see strobes/visual alarms and be able to distinguish different colors on lit panels and system controls.
- High School diploma or equivalent or GED.
- Proof of being 18 years or older.
- Ability to read, write, speak and understand English well.
- Be in good physical health.
- 3 to 5 years of Building Maintenance experience.
- Engineer is required to be a self-starter with excellent communication skills.
- 3-5 years in HVAC or Electrical work
- Universal EPA Certification or Electrical Apprentice License
- 3-5 years supporting Life Safety and Fire system experience
