The Facility Maintenance Technician is responsible for the upkeep, repair, and efficient operation of all building systems, including mechanical, electrical, and plumbing. This role ensures a safe, functional, and presentable facility through routine inspections, preventive maintenance, emergency repairs, and continuous improvement of building infrastructure and equipment.Facility Maintenance Tech Key Responsibilities:
- Perform maintenance and repair of facility systems including HVAC, electrical, plumbing, painting, hydraulics, welding, irrigation, carpentry, fabrication, and heavy equipment installations/removals.
- Conduct routine and preventive maintenance on facility utilities and processing tools.
- Generate and maintain accurate maintenance records and reports for preventive and corrective tasks.
- Follow preventive maintenance schedules and procedures to minimize downtime and optimize equipment performance.
- Meet or exceed facility performance targets, including uptime, OEE (Overall Equipment Effectiveness), and operational costs.
- Support facility quality control and improvement initiatives through compliance with troubleshooting and maintenance procedures.
- Assist with startups, shutdowns, upgrades, and modifications of facility equipment.
- Manage spare parts inventory, consumables, and related support services for assigned systems.
- Promote and maintain a clean, safe work environment using 5S manufacturing principles.
- Monitor and report on facility performance metrics, including component lifecycles and spare usage.
- Collaborate with tool suppliers for training, certifications, and compliance with equipment specifications.
- Maintain effective communication across shifts and teams to ensure operational continuity.
- Perform other duties as assigned.
- High school diploma required; 2-year technical degree preferred.
- Minimum of 5 years of facility/utilities maintenance experience.
- Experience with key systems including PCW chillers, RO/DI systems, pumps, CDA delivery systems, motor alignment, plumbing, painting, drywall repair, and low voltage electrical systems.
- Experience developing facility procedures and equipment specifications.
- Texas HVAC License a plus.
- Strong written, verbal, and mathematical skills.
- Proven leadership and ownership mentality; quick response to service calls.
- In-depth understanding of critical utility operations including chilled water, air compressors, switchgear, specialty chillers, and emergency power systems.
- Ability to read and interpret mechanical/electrical drawings and schematics.
- Multi-skilled in facility maintenance disciplines including HVAC, plumbing, pipefitting, refrigeration, hydraulics, and building automation.
- Experience with rooftop units; familiarity with Innovent and Daikin systems preferred.
- Knowledge of environmental regulations and compliance.
- Proficient in Microsoft Office and Microsoft Project.
- Strong problem-solving skills with ability to implement effective maintenance solutions.
- Able to manage multiple tasks and meet daily, weekly, and monthly performance goals.
- Builds a high-performance team culture; promotes productivity and accountability.
- Self-directed and able to work independently with minimal supervision.
- Available for overtime and weekend work as required.
- Frequently lift, carry, and position objects up to 51 lbs. without assistance.
- Stand or walk for extended periods on hard surfaces, including in confined spaces.
- Regularly bend, stoop, crouch, climb, and navigate tight or elevated areas.
- Continuously assess, inspect, and communicate effectively during work activities.
- Must be comfortable working at heights and using ladders safely.
