Assistant Maintenance Supervisor

- Assist in inspecting facilities and equipment to determine maintenance needs, required supplies, and personnel assignments.
- Assign and oversee maintenance staff duties, including repairs, renovations, and cleaning.
- Obtain bids from outside contractors and oversee contracted maintenance work when necessary.
- Purchase building maintenance supplies and equipment in the absence of the Maintenance Supervisor.
- Ensure all common areas, including hallways, stairwells, and offices, are cleaned and maintained daily.
- Manage a daily garbage removal protocol throughout the property, including common areas and amenities.
- Perform routine maintenance tasks, including minor painting, plumbing, electrical work, and general repairs.
- Complete and document resident work orders in the property management system.
- Notify management of any major repairs or system upgrades needed.
- Maintain all exterior community areas, including landscaping, sidewalks, driveways, stairwells, and hallways, ensuring cleanliness, safety, and proper lighting.
- Follow all safety guidelines and ensure compliance with company policies and procedures.
- Other duties as assigned.
- High school diploma or equivalent required; technical school certification or college coursework in a related field preferred.
- Minimum of one year of maintenance experience in a residential or commercial setting, or equivalent education and training.
- Knowledge of plumbing, electrical, HVAC, and general maintenance techniques.
- Strong problem-solving skills and ability to troubleshoot maintenance issues.
- Excellent communication and customer service skills.
- Ability to work independently and as part of a team.
- Strong organizational skills and attention to detail.
- Proficiency in using property management software for work order tracking.
- Ability to prioritize tasks and manage time effectively.
- Ability to lift up to 50 lbs. and perform physical labor, including standing, walking, kneeling, and climbing ladders.
- Work may be performed in both indoor and outdoor environments, sometimes in inclement weather conditions.
- Occasional exposure to electrical hazards, chemicals, and working in high places.
- Noise levels may vary from moderate to high depending on tasks being performed.
- Supervise maintenance staff in the absence of the Maintenance Supervisor.
- Ensure maintenance personnel adhere to company policies and safety regulations.
- Provide guidance and support to team members to enhance efficiency and performance.
