This role has responsibility for staffing, departmental budgeting, preventative and corrective maintenance, special projects, facility capital planning, union relationships and facility operation.KEY JOB FUNCTIONS:· Oversees maintenance of the entire property's electrical, mechanical and plumbing systems, guest room towers, convention centers, multiple food and beverage outlets plus the outside perimeter of the property including landscaped and parking areas. Will be asked to also coordinate maintenance of several 3rd party leased locations within the building footprint.· Develops and manages department expense budgets and capital investment projects. Will also be expected to develop, communicate and maintain a 5-year capital plan for the property.· Builds accurate special-project budget estimates and timelines to be communicated at an executive level.· Develops and ensures high level of service standards for the facility operations team as well as exceptional inter-departmental collaboration, communication and support.· Provides leadership in the department to create a work environment that promotes teamwork, efficiency and productivity, recognition and respect, employee satisfaction, high caliber staffing, training, and an exemplary role model standard for the department.· Directs and manages all functions performed in the facilities operation.· Conducts staff meetings on a regular basis to review department projects, safety programs, and a high level of communication.· Develops and carries out a thorough succession planning program for growth opportunities and support of the future management workforce.· Ensures the building infrastructure needs are being monitored, tracked and maintained to ensure optimum efficiency and reliability.· Leverages the maintenance management software and framework to drive continuous improvement within the facilities department by using data to improve processes and efficiency; ensuring optimum staffing to meet peak demands; managing inventory; and understanding the tradeoffs between ongoing repair and maintenance versus capital investment. Understands Building and Administrative Code requirements and permit exemptions. Must ensure full compliance with code enforced work and the integration of permit and inspection processes.· Ensures complete compliance with all regulating entities affecting the field of work including, but not limited, to Fire Department, Building Department, Health Department, OSHA, NLRB, EPA, NEC, IBC and NFPA. Manages outside contractors on all outsourced projects to ensure compliance, high level of execution, warranties, minimized waste and budgetary guidelines.· Develops and maintains a property emergency response plan with a thoroughly trained and prepared staff, including on site availability when necessary to direct activities during such events.· Possesses thorough computer abilities using basic Microsoft Office programs, Maintenance Management Programs, Hotel Management and Booking Systems and Building Automation Systems.EDUCATION and/or EXPERIENCE:· Prior facility management experience (minimum 5 years)· Maintenance management and building automation systems experience a plus· Engineering or similar degree a plusQUALIFICATIONS:· Literate and fluent in English· Good communication skills (oral and written)· Demonstrated leadership skills· Strong computer skills· Demonstrated knowledge of Facilities/Maintenance processes and programs· Demonstrated knowledge and abilities in project management· Ability to uphold and demonstrate the highest level of integrity in all situations and recognize standards required by a regulated business· Acts as a role model to other Team Members and always presents oneself as a credit to Caesars Entertainment and encourages others to do the same.· Adheres to all regulatory, company and department policies and proceduresPHYSICAL, MENTAL and ENVIRONMENTAL DEMANDS:· Visual and auditory field must include immediate environment.· Physical mobility to move about property quickly.· Ability to frequently lift, push, pull up to 50 pounds; occasionally up to 90 pounds· Ability to climb ladders or crawl through tight spaces in high or low areas while carrying approximately 30 pounds of tools or equipment.· Agility skills to include occasional climbing, balancing, stooping, bending, kneeling, crouching, crawling, twisting, and turning.· Dexterity skills to include constant reaching, handling, working with fingers, and hand coordination.· Ability to tolerate tight spaces in high or low areas· Ability to tolerate dust, chemicals or fumes· Potential exposure to hazardous conditions· Must be able to work in a “smoke-filled” environment and tolerate loud noises and bright lights.· Must be capable of working indoors or outdoors during all seasons, including unusually hot, cold, smoky, and/or dimly lit areas.Positions that have contact with the public require the ability to work in a noisy environment and may be exposed to guests who use tobacco products.
