We are seeking a highly motivated and driven Maintenance Technician to join our growing property management company. Strong candidates will bring a full range of knowledge (including but not limited to) general handyman skills, subfloor repair, door installation, door jamb repair, windowsill repair etc. The Maintenance coordinator will perform tasks assigned by the Operations Manager and authorized by the company. This position will be responsible for the timely and professional completion of tasks to the standards of the Real Property Management Tidal organization.Essential Responsibilities
- Conducting interior inspections of occupied units and scheduling daily
- Sharing reports and recommendations with owners
- entering work orders and following up on status to ensure completion
- Billing Expenditures as outlined in management agreements
- Interact professionally with customers and clients, evaluating requests, pricing projects, troubleshooting issues, and describing work orders as needed
- Any other duties as assigned
- Highly detail oriented and organized in work
- Strong analytical thinking and troubleshooting skills
- Excellent communication and interpersonal skills with a customer service focus
- Ability to act and operate independently with minimal daily direction from manager to accomplish objectives
- Proficiency with email and Microsoft Office applications.
- Strong time management and level of initiative
- Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results.
- Previous experience in general handyman/maintenance management or suitable experience in residential repairs
- Ability to prepare, write, and communicate effectively with clients, vendors, and staff
- Local area knowledge
- Intermediate skills in Microsoft Office
- Valid driver’s license and reliable transportation to commute between job sites
- Ability to lift and carry 75lbs. of equipment
- After-hours calls and site visits as necessary
- Competency in, or the ability to become competent in, the following:
- Virginia Residential Landlord Tenant Act VRLTA
- Fair Housing Laws
- Must be able to pass a background check
