- The Project Manager is ultimately responsible for all contractual responsibilities on the construction project including client communication, schedule, deliveries, documentation, document control, cost control, contract change orders, supplier, and subcontractor management and coordination onsite.
- Act as primary contact with the customer.
- Responsible for knowing and understanding our scope within each Contract including the specifications, drawings, budget, and specific scope of work depicted.
- Responsible for the contractual relationship with erector, if under our scope, including writing and maintaining of the erector Binder Agreement, reviewing, and writing change orders, and understanding and reviewing back charges, as well as the oversight of coordination onsite.
- Prepare and maintain a detailed project schedule including drawing approvals, shop issues, deliveries to site, buy out items and erection onsite.
- Responsible for submitting pay applications to client and tracking all payments.
- Assure that all technical submittals and RFI’s are made by the Project Coordinator and ensure each are answered in a timely manner.
- Review detailing and vendor submittals for accuracy and scope.
- Responsible for coordination and oversight of scope changes including coordination with the client, detailer, fabrication shop and erector. This includes providing direction of how to proceed to each party involved.
- Write and maintain a weekly report for the project to document and communicate with the client our status and progress on the project.
- The ability to work overtime and regular, punctual attendance is required.
- Bachelor’s degree in Engineering or Construction Management is required.
- Minimum of 4 years of experience with steel fabrication and erection.
- Must be familiar with AISC and OSHA requirements.
- Must be detail oriented.
- Must have excellent oral/written communication skills and understand financial aspects of a construction project.
- Must be proficient in Microsoft Word, Excel, and Project.
- Some overtime required to meet deadlines.
- Must be able to lift at least 50 pounds occasionally.
- Requires long periods of sitting.
- Must be able to travel to off-site jobs.
