- Ensure that all work orders and service requests are carried out promptly, efficiently, following the established procedures.
- Update property maintenance software to include details of work order status and attach pictures.
- Communicate effectively and promptly with Management and Front Office Staff.
- Maintain Park’s systems such as electrical, HVAC and plumbing.
- Maintain community pool, test chemical levels, and treat appropriately. Certified Pool Operator (CPO) certification, required or can be obtained.
- Perform plumbing maintenance such as pipes, drains, faucets and showers using methods that include soldering, brazing silver, PVC, CPVC and fittings.
- Perform electrical maintenance such as reset/replace breakers, ballast and other electrical fixtures including switches and sockets; prevent and trouble shoot possible electric hazards.
- Monitor and repair the water main and well systems for the Park to ensure adequate water supply for residents, guests and employees.
- Inspect property including RV and mobile home spaces and common areas regularly.
- Perform preventative maintenance of all aspects of buildings, common areas and grounds as required.
- Responsible for preventive maintenance programs on all systems such as HVAC, well, pool certification, etc.
- Purchase supplies as needed within the budget per the established policies and procedures.
- Respond to utility/park infrastructure emergencies during and after work hours.
- Assist other maintenance personnel with more complex maintenance tasks.
- Assist the Management Team and performs other duties as needed.
- High School Diploma or GED.
- 3+ years of general maintenance or construction experience, preferably in the RV/mobile home community field; along with electrical, plumbing, sewer and well, structural repair is preferred.
- Proficient skills in operatibg various hang tools and power equipment.
- Basic computer proficiency including Microsoft Word, Excel and Email, preferred.
- Must possess excellent customer service and communication skills.
- Must be able to work independently and work well with others.
- Must be able to work 40 hours a week and have flexable hours depending on high demand “peak” times of the year.
- Able to assist with overall safety and security of the Park and residents.
- A valid Driver’s License.
- Pass a consumer credit and criminal background screening.
- Submit a pre-employment drug screening and post-employment random screenings.
- Must be able to lift/carry 50 lbs. or more.
- Able to continuously lift supplies and equipment, walking, kneeling, reaching, climbing and bending.
- Able to endure seasonal temperatures as working conditions may require constant outdoor work.
