- Own financial performance across the portfolio, including NOI growth, budget adherence, and capital planning.
- Partner with Accounting team to track KPIs, forecast property performance, and deliver owner returns.
- Lead annual budget planning and in collaboration with property and regional leaders.
- Monitor and improve financial reporting systems, dashboards, and variance analyses.
- Supports team with duties pertaining to collections, evictions, and other delinquent mandates.
- Directly oversee Regional Managers and support the development of consistent and scalable property operations.
- Foster a results-driven and collaborative team culture rooted in The Neiders Company’s values. Train and coordinate tasks with direct reports of all levels with accountability measures.
- Evaluate operational structure and performance to identify gaps, improve efficiency, and ensure accountability.
- Guide onboarding, training, and performance management of property leadership.
- Lead quarterly asset reviews and provide recommendations for capital improvements, repositioning, or expense optimization.
- Collaborate with CEO/owner on long-term business plans, market strategies, and value-add initiatives.
- Support due diligence and integration planning for acquisitions and dispositions.
- Ensure capital expenditures are aligned with investment strategy and are executed on time and within budget.
- Collaborate with Legal, HR, Maintenance, and Construction to align operational goals with corporate strategy.
- Serve as a senior liaison between ownership and operations, ensuring transparency and alignment of priorities.

- Maintain property image by engaging in appropriate public relations.
- Partner with community managers on resident harmony by engaging in group activities or events.
- Bachelor's Degree in Business, Economics or related field required; MBA or related graduate degree a plus.
- 10+ years of progressive experience in multifamily real estate operations, with at least 5 years in a senior leadership role.
- Proven success managing large-scale property portfolios and driving NOI improvement.
- Strong financial and analytical skills; deep understanding of budgeting, forecasting, and performance reporting.
- Experience with asset management principles, capital planning, and real estate investment strategy.
- Exceptional leadership, communication, and team development skills.
- Proficiency with property management and financial systems (Yardi preferred).
- Proficient in Microsoft Office
- Good understanding of Fair Housing Laws
- CAM, CAPS and/or CPM designation preferred
